Martin, of Cox's Creek, Ky., of the second part,---- WITNESSETH: That whereas the first parties herein are the only heirs at law except as to one hereinafter named of Jacob Martin and Melissa Martin, now deceased, and whereas first parties had heretofore agreed with second party to convey him the land herinafter described; Now therefore for a valuable consideration, receipt of which is acknowledged and in consideration of the premises above set out the first parties do hereby sell, grant and convey unto the second party, his heirs and assigns, all their right, title and interest in and to the following described real estate lying and being in Bullitt County, Ky., on the waters of East Fork: Beginning at the corner to one line, a walnut stump and running that line until it strikes Harriet Jackson lease of one acre in the corner and thence around said lease to the said line, this end line runs N 78 E 41 ˝ poles to a sugar tree and white oak - thence run this line for enough to make ten acres by running a parallel line across to the other side, this line runs N 19 ˝ W; the other side line runs N 41 West. The entire tract contains ten acres and adjoins the lands of John Ethreidge(sic) Louisa Good and Troutman. This being the same land part of which was conveyed to Jacob Martin by deed dated Jan. 28th 1881 recorded in Deed Book 29 page 214 in office of the Clerk of Bullitt County Court Clerks Office and part of which was inherited by Melissa Martin from her father and part of which has been in the open adverse claim and continuous possession of said Jacob Martin for more than 30 years before his death. The said Jacob Martin and Melissa are each dead and they left surviving as their only heirs all of the first parties herein and one other heir, Nola Cook, an infant, and the said first parties own the entire tract of land herein conveyed except as to the one sixth of an eights interest in same owned by said Nola Cook. To have and to hold the same unto the second party his heirs and assigns forever with covenant of General Warranty.
