Witnesseth that the said Peter Hawn and his wife for and in consideration of the sum of two hundred & forty pounds current money of the state affs'd to them in hand paid at or before the sealing and delivering of these presents the receipt whereof is hereby acknowledged have granted bargained and sold and by these presents do grant bargain sell and confirm unto Peter Rickets a certain tract or parcel of land containing four hundred acres lying and being in the county of Nelson and state affs'd on Wilsons Creek a branch of the Rolling Fork adjoining Doctor Samuel Smith at the upper side and bounded as follows (to wit) Beginning at two white oaks and hickory thence South forty five degrees East sixty poles to Wilson's Creek and course continued in all two hundred sixty poles to two chestnut oaks in the southeast side of a knob thence South [see Note 1] forty five degrees East two hundred and forty six poles to a black oak white oak and maple near a small drean [see Note 2] thence North forty five degrees West one hundred and eighty poles to the creek and course continued in all two hundred and sixty poles to an oak near the knobs thence South forty five degrees West two hundred and forty six poles to the beginning. To have and to hold the affs'd four hundred acres of land with all its appurtenances to the only proper use and behoof of him the affs'd Peter Rickets his heirs, exceutors, administrators, and assigns forever and the said Peter Hawn and his wife for themselves and their heirs do forever covenant and agree to and with the s'd Peter Rickets that the affs'd land with all its appurtenances to the s'd Peter Rickets and his heirs the[y] will warrant and forever defend against themselves and their heirs and against the claim of all and every other person or persons whatsoever. In Witness whereof the said Peter Hawn and his wife have hereunto set their hands and seals the day and year first above written. This indenture of bargain and sale between Peter Hawn and Margret his wife of the one part and Peter Rickets of the other part we acknowledged by the said Peter Hawn & his wife Margret she being first privily examined as the law decrees and ordered to be recorded. The grantor of this land is alternately referred to a "Peter Hawn" and "Peter Horne".
