Witnesseth that the said Samuel Smith for and in consideration of the sum of four hundred & sixty five dollars and sixty six cents to him in hand paid by said Rickets the receipt of which is hereby acknowledged by said Samuel Smith have granted bargained and sold & by these presents do grant bargain sell and unto the said Jonathan his heirs & assigns one hundred and forty acres of land by survey made by ____ Kendal lying on Wilsons Creek, adjoining the lands said Smith lives on , and a part of his preemption, be the quantity more or less than the one hundred and forty acres which is bounded as follows (to wit) Beginning at two sugar trees in James Finn's settlement line running thence south fifty nine degrees West two hundred and forty poles to two white oaks and beech thence south forty five east sixty four poles to four sycamores and two hickorys standing on the bank of Wilsons Creek thence up the same as it meanders to James Finns line to a white oak dogwood & beech. Standing on the bank of Wilsons Creek thence leaving the Creek north forty five degrees west thirty eight poles to the beginning. To have and so hold the said tract or parcel of land with its appurtenances of every privilege and benefit thereunto or in any wise pertaining unto him the said Jonathan Rickets and his heirs and assigns and against the claim of him the said Samuel Smith and all persons claiming by through or under him and against the claim of all persons whatever unto the said Rickets his heirs and assigns forever and against him the said Smith and his heirs forever. In witness whereof he the said Samuel Smith hath hereunto set his hand and seal this day as above written.
