Witnesseth that the said Thomas Hooper and William Hooper for and in consideration of the sum of five hundred and forty dollars current money to them in hand paid before the sealing and delivery of these presents have bargained and sold unto the said Peter Simmerman and by these presents do bargain sell alien and convey to the said Peter Simmerman and to his heirs and assigns forever a certain lot of land in the said town of Burkesville containing one half of an acre of ground it being the lot whereon Doctor Joseph H. Tobin now lives known in the plan and plot of said town by number 4. To have and to hold the aforesaid lot or parcel of ground with all and singular the premises improvements appurtenances and hereditaments there and too belonging free from all encumbrances whatever, unto the said Peter Simmerman and to his heirs forever. And the said Thomas Hooper and Wm Hooper doth for themselves and for their heirs covenant and agree to and with the said Peter Simmerman that they the said Thomas and William will forever warrant and defend the aforesaid lot of land with all and singular the improvements and hereditaments thereunto belonging from and against the lawful claim and demand of all and singular person or persons whatsoever unto the said Peter Simmerman and to his heirs forever. King the clerk of the court holds in and for the court aforesaid do certify that Thomas Hooper on of the parties to the within deed of bargain and sale from himself and William Hooper to Peter Simmerman came personally before me on the second day of this instant June and acknowledged the same both for himself and also for HIS BROTHER William Hooper to be their act and deed and that I have recorded the same together with this certificate in my said office in Libre B at page 227 witness my hand this 5th day of June 1812.
