Swart Farm, Fleming County, Ky, 1900 Henry T. Swart was an uncle of Nannie Elenor (Swart) Dayton. Fleming County Deed Book 66, Page 403 This indenture made this 15th day of March, 1900, between H. C. Hawkins and Annie K. Hawkins, his wife of the County of Mason and State of Kentucky, parties of the first part, and Jennie L. Dayton and Nannie E. Dayton of the County of Robertson and State of Kentucky, parties of the second part. Witnesseth: That in consideration of ($4400.00) Four thousand four hundred dollars paid and to be paid as follows: Three hundred and sixty-six dollars and sixty-six & 2/3 cents paid cash on hand the receipt of which is hereby acknowledged. Two notes of Mollie Orme for five hundred and fifty dollars each, dated March 10th 1900 one due the first day of March 1901 the other one due the first day of March, 1902, both bearing six per cent interest made payable to T. W. Dayton and E. Dayton and was this day assigned to H. C. Hawkins by T.W. and E. Dayton and further consideration of nine hundred & seventy seven dollars & seventy seven 7/9 cents to be paid March the first day 1901, nine hundred & seventy-seven dollars, seventy-seven 7/9 cents due the first day of March 1902, nine hundred & seventy-seven dollars & seventy seven 7/9 cents due the first day of March 1903, with six per cent interest payable annually for which promissory note have been executed due as aforesaid . All encumbrances to be removed before the final settlement of these deferred notes the parties of the first part do hereby sell and convey to the parties of the second part, their heirs and assigns, the following described real property, to wit: A certain tract of land in Fleming County Kentucky lying on Johnson Creek, and both sides of the Maysville and Lexington Turnpike Road and bounded as follows: Beginning at a set stone upon the east side of the Maysville and Lexington Turnpike Road upon a bank where an oak once stood at the north corner of a rock quarry at fig. 26 on the plat of same land corner to lot No. 2 in the division among the heirs of Daniel Clarke dec'd. Thence with a line of same N. 30 E 12 ½ poles to a set stone upon the east margin of said pike. Thence E. 77 ½ poles to a slippery elm and black haw corner to John and Sarah Graves. Thence with their line Nth 3 1/3 poles to a set stone in the east margin of said pike at a turn of same. Thence N 35 ¼ E. 27 poles to a set stone on the west margin of the pike. Thence leaving the Turnpike N 58 to and passing a set stone upon the ridge corner to Graves and Enoch P. Clarke lot at 33 poles same course continued in all 87 poles to the center of Johnson Creek a corner to Enoch P. Clarke. Thence down the centre of said creek as it meanders N 86 ¼ W 30 2/3 poles , S 79 W 30 poles N 82 ½ W 146 6/10 poles S 70 ¾ W 24 poles, S 74 ¼ W 18 poles, S 56, W 26 poles N 74 W 2 ½ poles, N 5 W 50 poles N 10 ½ E 21 poles N 2 ¾ W 33 2/10 poles N 38 W 1 ¾ poles. Thence leaving the creek W 28 ¼ poles to a set stone in the hill in Stout's line. Thence with same south and continuing Stout's line in all 165 4/10 poles to a stake upon a hill side corner to Stout. Thence with another of his lines N 88 ¼ E 105 ½ poles to a large poplar stump corner to Stout. Thence with his line S 34 E 62 ½ poles to a set stone upon the north west side of the Turnpike corner to same. Thence N 46 ½ E 18 6/10 poles to the beginning. Containing one hundred and forty nine acres more or less. This being the land conveyed to H. C. Hawkins March 1899 by H. T. Swart and E. M. Swart, his wife, and so recorded in the County Court Clerk's Office in Fleming County, Kentucky. To have and to hold said property unto the parties of the second part their heirs and assigns forever. And said parties of the first part hereby release all their right, title and interest in said property, including the homestead exemption allowed by law, and covenant to warrant the property hereby conveyed unto the parties of the first part their heirs and assigns forever. A lien is retained upon all the property hereby conveyed as security for the payment of the said unpaid purchase money and interest thereon. Hawkins and Annie K. Hawkins to Jennie L. Dayton and Nannie E. Dayton was on the 15 day of March 1900 produced to me in said county and acknowledged by said H. C. Hawkins and Annie K.
