Lee, John H. Lee, Baldwin M. Lee and Richard H. Lee of Franklin County, Tennessee, heirs and legal representatives of Charles Lee decd' of the one part and Robert Burton of said County and State of the other Part. Witnesseth that the said Edmund P. Lee, John H. Lee, Baldwin M. Lee and Richard H. Lee for and in consideration of the sum of four hundred dollars to them in hand _____ receipt whereof is hereby acknowledged have bargained and sold and by these presents doth bargain and sell unto the said Robert Burton and his heirs forever all the rights title and interest which they as four of the heirs of Charles Lee Decd have in and to a certain tract or parcel of land situate lying and being in Madison County in the State of Kentucky on Big and Little Muddy Creek containing four thousand and ninety six acres more or less to which the heirs of Charles Lee claim title to one half. To have and to hold the said tract of land and appurtenances unto the said Robert Burton and his heirs forever. And the said Edmond, John, Baldwin, and Richard Lee covenant with the same Burton and his heirs that they _____warrant and defend the title to their interest __ said tract of land against the claims of themselves only and not against claims of any other person it being understood that their bargaining merely transfer their interest in said land _____ and if the said land is ____ they are not to be liable or ____ in any way to said Burton and said Burton is to be responsible for all expences in _____ said land as ____ _____ _____ has already deemed as that which shall hereafter accrud.
