DEED: William & Amanda Hubbard to John M. Rose, Metcalfe Co., Kentucky Metcalfe Co., Ky. Deed Book 1, pages 366-367: This indenture made and entered into this 5th day of October AD 1869. By and between William Hubbard and Amanda C Hubbard of the County of Metcalfe and State of Kentucky of the first part and John M Rose of the County aforesaid and state aforesaid of the second part Witnesseth that the party of the first part for and in consieration of the sum of thirteen hundred and eighty seven dollars and fifty cents one thousand dollars in had paid receipt of which is hereby acknowledged and three hundred and eighty seven dollars and fifty cents payable May 1st 1870 in a note bearing date Sept 21st 1869 the party of the first part, had granted bargained and sold delivered conveyed and confirmed and by these presents doth grant bargain sell aline convey and confirm unto the said party of the second part their heirs and assigns forever Two certain tracts or parcels of land lying and being in the county of Metcalfe and State of Kentucky on the waters of Adams Creek it being the land on which Joseph Hubbard now lives and is bounded as follows (to wit) 1st tract Beginning on two beech trees corner with Elzy Mitchell thence S 57 E 140 poles to a sugartree Beech and Hickory standing on the bank of Adams Creek thence up the same N 54 E 30 poles to two elms thence S 79 E 34 poles to three sugar trees, thence off said creek and up a branch N 28 E 100 poles to two beeches adjoining the land of H Daniel now William Hubbard thence N 1 E 55 poles to two beeches & poplar thence N 67 1/2 W 89 poles to a beech & sugartree on a ridge thence S 78 1/2 W 78 poles to three sugartrees a beech and walnut on a hill side adjoining Elzy Mitchells land thence with his line S 33 W 112 poles to the beginning to have and to holdd the above described tract of land except 92 acres which was deeded to James Mitchell by Joseph Hubbard & wife which deed is of record in the clerks office of the Green County Court It is further agreed and understood by the parties hereto that all the land now under fence in the above described boundary is reserved for the use and benefit of Joseph Hubbard & wife during their lives and also a sufficiency of timber on said tract of land for the use of the farm in keeping up fences buildings and for firewood for the said Joseph Hubbard & wife Second tract beginning at a large Beech and poplar thence N 55 W 210 poles to a black Oak and beech on a hill side thence with James Mitchells line S 35 W 106 poles to three sugartrees beech & walnut on a hill side thence N 70 E 78 poles to a dogwood sugar tree & beech thence S 69 1/2 E 90 poles to 2 beeches & poplar on a branch thence down the same S 1 W 56 poles to two beeches on said branch thence S 20 W 20 poles to a beech thence S 75 E 64 poles to a small ash & beech on a branch thence up the branch N 6 E 60 poles to a Elm & Beech in the forks of the branch thence N 38 E 24 poles to the beginning. To have and to hold the said described tracts of land or parcels of land with all and singular the appurtenances unto the party of the second part his heirs and assigns forever, And the said Hubbard & wife do further convant and agree to and with the party of the second part his heirs and assigns forever that they will and their heirs executors administrators shall warrant and forever defend the said herein before described bargained and sold lands and premises from the claim of themselves and all persons whomsoever.
