W. Blackburn, of Pendleton County, Kentucky, grantee, Witnesseth, that the grantor, in consideration of Twenty Dollars in hand paid, the receipt whereof is hereby acknowledged, said consideration being $20 per share for each heir interested in the real estate herein after described and per agreement on record in the Pendleton County Clerks office recorded in Deed Book No. 53, Page 53, does hereby bargain, sell and convey unto said grantee, his heirs and assigns, the following Real Estate in Pendleton County, Kentucky; All of his right, title and interest in and to the following described real estate which his father, John Grizzel died seized and possessed; A tract of land on east fork of Grassy Creek,beginning at a stone corner with Jno. Sullivan 12 acre tract, thence N47 E to a white oaken the south side of the road in all 110 poles to a stone on the north side of Rushes Branch in the old Fernold line; thence up the branch and with said line s71 1/4 E5 poles to a stone white oak stump and elm bush, on the north bank, S37 3/4 E14.40 poles to a stone on the south side S76 3/4 E19.20 poles to a stone in the north edge of the branch, corner with R.V. Lummis, thence with his line same course in all 35.90 poles to a point in said Fernold line and corner with Jno. Sullivans 17 acre tract, thence with the same S5 degree 39' W41.32 poles to an ash and sugar trees in an old line, thence with same and with Sullivan's line N44 W18.50 poles to a stone from which a white oak stump bears S44 W25 links, S44 W34.88 poles to a stone S49 W13 poles to the center of said road, thence with the road N54 1/4 W9.62 poles to a point in said road, thence with Sullivan's garden line S43 W16 poles to a stone S47 E10 poles to a stone in an old line, thence with said old line S43 1/2 W31 poles to a point in a branch from which a stone bears N43 1/2 E50 links, thence with Sullivans 12 acre tract N45 3/4 W62 poles to the beginning containing 42 1/2 acres, but the above distances was measured with a chain one percent too long, hence one percent must be added to all lines and two percent to the area, given above said land being a part of a tract of land conveyed to John Grizzel by deed from A. A. Fernold third day of July 1869, recorded in deed book No. T, Page 201, Pendleton County Clerks office. To have and to hold said premises, together with the privileges and appurtenances to the same belonging unto said grantee, his heirs and assigns forever, including all right to dower and homestead exemption, with covenant of general warranty.
