Ezelle joined by her husband J. Ezelle of the Parish of Catahoula in the State of Louisiana and Eli Splawn of the county Kaufman in the State of Texas, for and in consideration of the full settlement of the estate of I.L. Splawn deceased, by A.H. Splawn, and the payment to use as co-heirs with him of all our interest in said estate both real and personal, the receipt of which we hereby acknowledge, have granted, bargained, sold and conveyed, and do by these presents grant, bargain, sell and convey unto the said A.H. Splawn of the county of Red River State of Texas, the following described property owned by us jointly with him as all the heirs of I.L. Splawn to wit: Lots Nos. 8,9, & 10 in Block No. 18, according to the map on plat of the town of Elmo, county of Kaufman, State of Texas, and is to be found of record in Book "Q" page 9 of the records of deeds of said Kaufman county. To have and to hold all and singular the said premises unto the said A.H. Splawn and his heirs forever; and we hereby bind ourselves to forever warrant and defend the title to said premises against the lawful claim of anyone claiming the same by or through us. Ezell personally known to me to be the parties whose signature appears to the foregoing instrument, and acknowledged that they had signed the same for the purposes therein expressed and contained; and the said Mrs. M.E. Ezell being examined by me privily and apart from her husband, and having the same fully explained to her acknowledged that she signed the same of her own free will and accord, for the purposes and considerations therein expresed and that she wished not to retract it.
