Transfer of Land John Sims, dec'd to Samuel Settoon27 April 1838Be it Known, that on this twenty Seventh day of April, in the year of our Lord One thousand Eight hundred and thirty Eight, and in the year of the American Independence the Sixty Second.I, Burlin Childress, Judge, and duly authorised to exercise the functions of Auctioneer in, and for, said Parish, proceeded at the town of Springfield, in said Parish, to sell at Public auction, agreeably to an order of the Hon’l Court of Probate of said Parish, a certain tract of Land situate in this Parish, on the west side of the Ponchatoulas River, containing Six hundred and forty acres, and belonging to the succession of John Sims, deceased, and his wife, Mary Sims, in community, and after proclaiming the terms aloud, the same was offered, and Samuel Settoon became the purchaser, thereof, for the sum of Eight hundred & five Dollars, the one half to be paid in cash, the balance in one, two & three years in the notes of the purchaser, for the sum of Four hundred & Two dollars & fifty cents payable in one, two & three years which has been recieved [sic] by the said Judge, and are of even date, herewith, and are secured by act of Mortgage on the said tract of Land, Now therefore, in consideration of the aforesaid sum of Eight hundred & five dollars, as above stated, I, Burlin Childress, Judge, as aforesaid, hereby transfer, alienate, sell, set over, and deliver with a full guarantee, for said succession, & in the name of said Heirs, against all manner of claims, hereby subrogating the said Purchaser to all the rights, and actions, of said John Sims, & his wife, Mary Sims, of said John Sims & his wife Mary Sims, their heirs, and assigns, of warranty, all that certain Tract, or parcel of land being lying & situate in this Parish, on the West side of the Ponchatoulas, containing Six hundred & forty acres, bounded North by [blank], and East by the said Ponchatoulas.  To have and to hold, the aforesaid tract of Land, unto the said Samuel Settoon, his heirs and assigns, to their proper use and behoof, forever, together with all the appertenances, privileges, and customs thereto belonging. Thus done and passed in the town of Springfield, the day and date above written, in presence of H. J. Bostwick and James Settoon, witnesses of lawful age and domiciliated in this Parish.[Witnesses]H.
