Consideration of the price and sum of THREE Hundred dollars cash in hand will and testify paid to him in ready money out of the presence of the recorder and witnesses and for which he grants full ? and release ? by these present, grant, bargain, sell and transfer, assign, convey and set over with all lawful ?? to all his rights and ? Unto ROBERT BOWE(R)S AND JOHN BOWE(R)S, those last appearance herein duly represented by JOSEPH BOWE(R)S, also residing in this Parish ? present and accepting, furnishing(?) for the~ (sic) ? the heirs and assigns and acknowledging due delivery and promise thereof A certain track of land by undivided half being the lower half of Section Twelve , Township, Eighteen Range ?, being in this Parish of Plaquemines on the Left Bank of the Mississippi River at about sixty three miles below the City of New Orleans - together with all the buildings, improvements, titles, privileges, circumstances and ? , thereon and thereunto belonging without exception nor reserve and with all the rights, titles, privileges --? Their heirs and assigns forever to warrant and ? The land hereto conveyed against all legal claims and demands whatsoever. By referance to the records of Mortgages for this Parish up to the ? hereof there is no mortgage whatsoever recorded in my office in the name of JAMES BOWE(R) ( Spelled BOWS - G.A. ) against the land now sold. It is moreover agreed by these parties that the said ROBERT BOWS (BOWERS) and JOHN BOWS (BOWERS) shall pay yearly to their said FATHER, the sum of TEN DOLLARS as a part consideration of the present sale. The whole is accepted by the parties--? this present act This done and passed at my office in the court house of this parish, the day and month and year above.
