Choat of the parish of Richland and State of Louisiana for an in consideration of the price and sum of Two thousand Dollars, lawful money of the U.S. of America to be paid as herein after express4ed and set forth have this day bargained sold transferred and delivered unto Ignatius Chisley also a Citizen of the above named State and Parish who is here present agreeing and accepting this sale for himself his heirs and assigns. To wit the S. Half (1/2) of N.E. quarter (1/4) and S.E. quarter (1/4) of N.W. quarter and N.E. quarter (1/4) of S.W. quarter (1/4) a nd N.W. quarter of S.E. (1/4) all in Section Thirty three (33) Township, No. 15, Fifteen North of Range 6 East containing Two Hundred acres of land more or less, according to the official Survey to have and to hold the same to Ignatius Chisley and all Warranty of law now the considerations of this sale is at the minimum price of ten dollars per acre making in the aggregate To Thousand Dollars for which said amount of two thousand Dollars the said Ignatius Chisley has executed his Four several promissory Notes of even date and time—herewith each of said Notes are for five hundred Dollars and payable successively as follows, To wit the first payable on the 1st day of Oct A.D. 1877, The second on the 1st first day of January A.D. 1879, the third on the first day of January A.D. 1880, the fourth on the 1st day of January A.D. 1881. All of said Notes are made payable to Catharine H. Choat or order and draw interest at the rate of eight percent per annum from maturity until paid. Now in order to secure full and punctual payments of said Notes at maturity to the said Vendor or her assigns and to all future legal holder of the same it is agreed between the said parties that the Vendor is to retain the Vendors privilege and a special Mortgage on the entire property sold unto full and final payment is made of said Notes, and principal and interest and all costs and attorneys fees accruing for the same the Attorneys fees to be 5 percent of all monies sued on the said Ignatius Chisley agrees on his part not to sell acres to or encumber said property to any person whatever to prejudice of the Vendor or any future holder of said Note. In witness whereof the parties to this sale have signed this deed in the presence of J. J. Adams, Junius Bell, T. G. Knight witnesses of lawful age and residents of the Parish of Richland on this the thirteenth day of January A.D. 1877.
