Act of Sale
George Richardson to James & Edmond B. Richardson
22 February 1844

Be it Known and Remembered, that on this Twenty first day of August in the
year of our Lord, one thousand eight hundred and forty three, and in the
year of the Independence of the United States of America, the Sixty Eighth

Before me Jacob J. Watts, Judge of said Parish, and duly authorised by law
to exercise the powers of Notary Public therein, personally came and
appeared, Mr. George Richardson, a citizen of the Parish of Livingston,
State of Louisiana, who did declare and say, that for the consideration
hereinafter expressed, he does by these presents grant, bargain, sell,
convey, transfer, assign, and set over, with a full guarantee against all
troubles, debts, mortgage, claims, evictions, donations, alienations, or
other incumbrances whatever unto Messrs. James D. Richardson & Edmond B.
Richardson, both citizens of the Parish of Livingston, State of Louisiana,
Edmond Richardson herein represented by James Richardson by power of
attorney, hereto annexed, here present, accepting and purchasing for
themselves, their heirs, and assigns, and acknowledging delivery and
possession, thereof, the following described property to wit: George, a
Slave, Tom, Jourdan, Burrel, Oliver, Ezekiel, Randolph, Neverson, Andrews,
Harriett, and her two children Jerry & Jane, Deborah, Priscilla, Rosina, all
of the aforesaid named negroes are slaves for life and fully guaranteed,
also two third of two hundred & Twenty acres of l and situate on Cow Creek
in this Parish, a part of the Tract confirmed to Samuel Richardson, & the
balance belonging to William Akers, also two thirds of two forty acre lots
east of the mouth of Selser Creek, one of said lots entered by Samuel
Richardson & the other by Alfred Richardson, being the same property
mortgaged by the present vendor in favor of his minor children By public act
passed before B. Childress June 23rd 1842.

To have and to hold, the said property unto the said purchaser, their heirs,
and assigns, to their proper use and behoof, forever; and the said vendor
for himself, his heirs, and assigns, the said property to the purchaser,
their heirs, and assigns, shall and will warrant, and forever, defend
against the lawful claims of all persons, whomsoever, by these presents; the
said vendor moreover subrogating the said purchaser to all the rights, and
actions, of warranty which he has, or may have, against his own vendor, or
the vendors of his vendor, hereby authorising the said purchaser to exercise
the said rights, and actions, in the same manner as he might or cold have
done.

This sale is made for, and in consideration of, the sum of Four Thousand
nine hundred & eight Dollars, being the amount due to the following minor
children, issue of the marriage of the present vendor with Margaret E.
Hamilton, deceased, viz: Adeline, Richard, Amanda, George & Margaret, the
said sum of four Thousand nine hundred and eight dollars is to be paid in
equal portions between the said minors, whenever they shall respectively
arrive at the age of Majority, and the said vendor binds themselves, their
heirs, and assigns to pay to the Tutor of the said minor children, one
hundred dollars each, for the support & education of said minor children,
untill [sic] they shall respectively arrive at the age of majority, which
said hundred dollars paid to each minor heir shall be in full for all
interest; this sale being made for the full amount due to the present
vendors, being heirs, and being entitled each to equal portion of the
aforesaid sum of money; which they acknowledge to have recieved [sic],
leaving near a balance due the heirs of Thirty five hundred & six dollars &
forty cents, to be paid to each heir in proportion as they arrive at age,
being five in number.

The certificate of the Recorder of Mortgages is dispensed with, & me,
Notary, released from any liability to damages resulting from the passage of
this act without the same, & this sale being made subject to the payment of
the before recited Mortgage.

Thus done and passed at office in the town of Springfield, the day, month
and year first above written, in the presence of William Akers, and David
Wood, witnesses of lawful age, and domiciliated in this Parish, who have
hereunto signed their names, together with said appearers, and me, said
Judge.
