CRANE, deputy recorder in and for the Parish of Tangipahoa, State of Louisiana, aforesaid, duly commissioned and sworn, and in the presence of witnesses hereinafter named and undersigned, personally came and appeared Charles E. CATE a resident of Tangipahoa Parish State of Louisiana who did declare and say that he does by these. By these presents, grant, bargain, sell, convey, transfer, assign and set over, with full guarantee against all troubles, debts, mortgages, claims, evictions, donations, alienations, or other encumbrances, whatsoever; unto Alonzo BICKFORD also of said Parish of Tangipahoa State of Louisiana here present accepting purchasing and acknowledging delivery and possession of the following described property towit. A certain piece of ground situated about one half-mile west of the RR Depot at Hammond Station in Section No. 26 Township 6. S.R 7 east and near the North West corner of the North East quarter of said section measuring Three hundred (300) feet by Three hundred (300) ft. Bounded on all sides by lands belonging to the present vendor. The place being first settled by Mr. Ben Joiner and subsequently recorded to this vendor and known as the Joiner place. To have and to hold the said land unto the said purchaser his heirs, and assigns to their proper use and behoove forever. And the said vendor for himself his heirs and assigns the said land unto the said purchaser his heirs and assigns shall and will warrant and forever defend against the lawful claims of all persons whomsoever, by these presents hereby subrogating the said purchaser to all the rights and actions of warranty he may have against his own vendor, or against all preceding vendors, with full power and authority to exercise the same according to law. This sale is made for and in consideration of the price and sum of Four hundred and fifty ($450) Dollars cash in hand paid, the receipt of which is hereby acknowledge and full acquittance given therefore. Certificate of mortgage waived by the parties. Taxes if any due to be paid by the purchaser. Thus done and passed at Hammond parish aforesaid in the presence of C. H. MOONEY and E. F. HOLMES witnesses of lawful age, domiciliated in this Parish, who hereunto sign their names, together with the said parties and me.
