Morgan and Wife to William Bond State of Louisiana, Parish of Washington: Be it Known and remembered that on this the eleventh day of December in the year of our Lord one thousand eight hundred and fifty five and of the Independence of the United States of America the Eightieth. Before me James A. ERWIN Recorder of the Parish of Washington duly commissioned and Sworn in the presence of the witnesses herein after named and undersigned Personally came and appeared Mr. John V. MORGAN of this Parish who did declare and say that for the consideration herein after expressed he does by these presents Grant Bargain Sell Convey and transfer assign and Set over with a full guarantee against all troubles debts mortgages evictions asnations alienations or other encumbrances whatsoever unto Mr. William BOND also of this Parish here present accepting and purchasing for himself his heirs and assigns and acknowledging delivery and possession thereby a certain tract or parcel of Land Situated in this Parish Containing ninety-three acres and ninety four hundredths as per certificate and Patent of the receiver of the Land office at Greensburg La. dated April 2nd 1853 and February the 14th 1854. and now both in the hand of the purchaser and further Said Land being bounded north by land of Preston BOND South by lands of Samuel HYDE East and West by public lands. This Sale is Made for and in consideration of the sum of five hundred and fifty-dollars cash in hand paid the receipt whereof is hereby acknowledged and a full acquitance granted therefor to have and to hold said land unto the said purchaser his heirs and assigns to their own proper use and behoof forever, said vendor hereby binding himself his heirs and assigns, to warrant and forever defend said land against the lawful claims of all persons whomsoever hereby authorizing said purchaser to exercise all rights and actions in the same manner as he might or could have done. And immediately personally came and appeared and intervened to this act Mrs. Delphene HYDE of lawful age and wife of said Vendor. She being herein duly authorized and assisted by her said husband, and who also having been advised with said Recorder separately and apart from her said husband concerning her rights and liens in her said husband's property according to the laws of the State and she being fully satisfied therefore she hereby voluntarily renounced all her right title interest and claim to the above described land transferring the same to said purchaser his heirs and assigns to be had and held by him and them and by them enjoyed in law and thereout moreover subrogating said purchaser to all the rights and actions of warranty which she has against her own vendors or the vendors of her vendor hereby authorizing said purchaser to exercise all and every right to said land in the same manner as she might or could have done. The certificate of the recorder of Mortgages of this Parish is hereby dispensed with, the parties binding themselves to exonerate me said Recorder from all liabilities, for the nonproduction of the same. Thus done and passed in the Parish aforesaid, in presence of Abner T. Erwin and Susan Erwin, competent witnesses who hereunto signed their names with said parties and we said Recorder on the day month and year first above written, the same having first been read in their presence.
