Robertson & wife to Preston Bond, #27 United States of America, State of Louisiana, Parish of Washington: Be it known that on this Second day of September and the year of our Lord one thousand Eight Hundred and fifty two and of the Independence of the United States of America the Seventy seventh Before me Sanderlin Walker Beckham Recorder of the Parish of Washington State of Louisiana duly commissioned and Sworn and in presence of the witnesses hereinafter named and undersigned Personally came and appeared Mr. John H. Robertson of the State of Louisiana Parish of Washington who did declare and Say that for the consideration hereinafter Expressed he does by these presents grant Bargain Sell convey transfer assign and Set over with a full guarantee against all troubles debts Mortgages claims evictions donations alienations or other encumbrances whatsoever unto Mr. Preston Bond of the State of Mississippi County here present accepting and purchasing for himself his heirs and assigns and acknowledging delivery and possession thereof a certain tract or parcel of lying and being situate in this Parish on the East Side of the Tangipaho River and bounded on the North by Lands of Thomas M. Bond East by public Lands South of Public Lands and west by this said River Tangipaho and containing Three Hundred and twenty acres with improvements thereon Situated. This Sale is made for and in consideration of the Sum of Fifteen Hundred dollars cash in hand paid the receipt whereof is freely acknowledged and a full acquittance granted therefor. It appears by my own Certificate in my capacity of Recorder of Mortgages of this Parish that the Land here sold stands free of mortgage or Lein Recorded in Said office. And immediately personally came and appeared and intervened to this act Mrs. Caroline Elizabeth Bond of Lawful age and wife of said Vendor who being herein duly authorized and assisted by her said husband took cognizance of the foregoing of conveyance which I Recorder carefully read and explained to her and having so done she declared that it was her intention not only to satisfy said Sale but to make renounciation of all rights she has by mortgage or otherwise on the Land therein conveyed upon which I Recorder declared to her Separately and apart from her said husband as it is my duty that by the Laws of this State She possessed a general Mortgage on all the property of her said husband and upon that of the community in case she should renounce thereto 1st For the restitution of her dower and the reinvestment of dotal property brought by her in marriage 2nd For the restitution of dotal property by her acquired during marriage by inheritance donations or otherwise 3rd For indemnity against all debts contracted or which she might hereafter contract with her said husband 4th For Such of her paraphernal property and funds as may have been alienated by her said husand of which he has had or may have the administration or enjoyment or of which he may otherwise have benefitt. 5th For nuptial presents made to her by her said husband or others -- That in making her intended renounciation she would deprive herself irrevocably and forever of all rights of reclamation against said Sale whether under Mortgages Privileges or otherwise -- Whereupon the said wife declared that she still persisted in the intention she had announced to ratify said Sale and to dispossess herself of all rights and Leins which she has upon said Land whether by mortgage contract dower donation or otherwise and the Said husband now again present before me and authorizing his said wife She again declared that does hereby Formally renounce henceforth and forever all and singular her said rights and transfer the same to the said purchaser his heirs and assigns to be had and held by him and then by them enjoy ____ Law and the _____. She hereby binds herself and her heirs to the said purchaser his heirs and assigns that she and they shall and will at all times acknowledge the Validity of the present sale and of the renounciation she now makes of all rights which she has or may have in and to the Land sold and that neither she nor they shall seek to impair or oppose the free of this act hereby renouncing the benefit of all Laws privileges and customs of which she might avail herself of which are in her favor in the premises the whole of which is accempted by the purchaser -- To have and to hold said Land unto said purchaser his heirs and assigns forever. And the Said John H. Robertson does hereby bind himself and his heirs to warrant to forever defend the Land herein conveyed against all Legal claims and demands whatsoever and do hereby moreover transfer unto said purchaser all his rights and actions of warranty against all the former proprietors of the Land herein conveyed Surogating said purchaser to all said rights and actions to be by him enjoyed and exercised in the same manner as they might by the Present Vendor. This done and passed at the Parish aforesaid in the presence of Samuel A. Hyde and Thomas M. Bond both of this Parish competent witnesses who hereunto sign their names with the said parties and me the said Recorder on the day and date month and year first above written. (Signed:) John H.
