The petition of Richard F. Rabun, Admr. of the Estate of Thomas Rabun, Decd. and a resident of your said Parish and State respectfully represents unto your honor that for the purpose of paying the debts of the Estate, it is necessary that the Land being costly, same be sold. He represents that considering the presence of the times, the sale should be make on a credit. He therefore prays that an order may issue ordering the sale of same on a credit of twelve months, purchasers giving their note with security and a mortgage to be retained on the land and that Petitioner be authorized to make the said sale. He prays for such further orders in the premises as may be the case may require. H. Regenburg, Atty. The premises considered, it is ordered and decreed that the within Petition of Richard T. Raburn be granted and it is ordered that there be a sale of the property of the Estate of Tos. Rabun and that Petitioner be authorized to make said sale. District Court ================================================================================== ================================================================================== Union Parish Louisiana Succession Book A3, p. 10 ================================================================================== ================================================================================== Estate of Thomas Rabun, Deceased Be it remembered that on the 18th day of January AD 1862 after due and legal notice having been given by posting there being no newspaper published in this Parish, and in obedience to an order of the Hon. 12th Dist. Court, I, Richard F. Rabun, Administration of the Estate of Thomas Rabun, Decd., proceeded to sell at public auction the land and said estate, to wit: The East half of the North West quarter The East half of the South West quarter The South West quarter of the SW quarter The South West quarter of the North East quarter The West half of the South East quarter all in Section No. twenty seven and the North half of the North West quarter of Section No. Thirty four. All in Township No. Twenty one range one East, containing four hundred acres more or less and that Levi Ramsey became the purchaser bidding the sum of twelve hundred dollars. After complying with the terms of sale, I hereby do grant, bargain, sell, convey and deliver to him the said Ramsey the said traction of land, with all the improvements, rights and credits, thereon and thereto belonging. In testimony whereof I have hereto set my hand this the 4th day of Feby. AD 1862. Succession Sale Pursuant to an order of the Hon. The 11th Judicial District Court, in & for the Parish of Union, Louisiana to be directed, I will on the 18th Jany. 1862 offer for sale to the highest bidder, on the hereinafter described premises, a certain tract of land the property of said Estate, situated in said Parish, to wit: The East half of the North West Quarter The East half and the South West quarter of the South West Quarter The South West quarter of the North East quarter The West half of the South East quarter, all in Section No. 27 and the North half of the North West quarter of Section 34, All in Township 21, Range 1 East containing 400 acres more or less, with improvements etc. thereon. Credit Process Verbal of Sale: Filed April 1, 1862 State of Louisiana Parish of Union Be it remembered that Pursuant to an order of the 11th Judicial District Court in & for the aforesaid Parish & State authorizing me to sell the following described land as on a credit of 12 months, I being administrator of the Estate of Thomas Rabun, decd. to whose estate the said land belongs, after having made the legal advertisements of posting on the court house door and in two other public places in the aforesaid Parish for more than thirty days to wit: from Decr. 16th 1861 to Jany. 18th 1862 and having announced in a loud voice to those present on the said 18 day of January 1862 that I as Admr. aforesaid would sell the said land on a credit of 12 months as advertised the purchaser to give his note with approved security being eight per cent int. from maturing a mortgage retained on the said land to secure the payment thereof I proceeded between the legal hours of sale on the day aforesaid to offer at public outcry the said land when after crying for a sufficient length of time the said land Levi Ramsey being the last & highest bidder became the purchaser of the said land described as follows, to wit: East ¼ of NW ¼ the East ¼ and the SW ¼ of the SW ¼; the w ¼ of the SE ¼ the SW ¼ of the NE ¼ all of Section 27 and the N ¼ of NW ¼ of Section 34 all of Township 21 N. of Range One East all being & lying in the Parish of Union, State aforesaid & containing 400 acres more or less for the sum of twelve hundred dollars. Now therefore the said Levi Ramsey purchaser of aforesaid having complied with the terms of sale, by the authority vested in me as aforesaid, I do hereby bargain, sell, transfer, adjudicate and deliver unto the said Levi Ramsey his heirs and assigns forever to have and to hold the same the said tract of land. At the time of the aforesaid advertisement there was no paper published in the Parish & State aforesaid. In testimony whereof I have hereto signed my name officially together with the said vendee in the presence of B. F. Dillard and Jno. L. Barrett, good & Lawful witnesses specially called for the purpose of the same time reserving a special mortgage on the said land in favor of the Estate aforesaid to secure the punctual payment of the price of the same. Raburn, Admr. of the Estate of Thomas Raburn, Decd. 1st Vouchers filed 2nd J. W. Reid, Clerk sworn says that he was the acting clerk of District court, Union Parish, La. in November 27th 1866 and that this account was filed on said date, and has been advertised for more than thirty days prior to this date by publication in the Union Record, a weekly newspaper published in the town of Farmerville, La. and by posting a copy of said advertisement at the door of the court House of said Parish and that no opposition has been filed thereto the homologation of the same.
