State of Louisiana Parish of Winn Be it known that We Wm. H. Drewett Emeliza Teddly now the wife of Wm. H. Drewett and Mary L. Teddly wife of James W. Deen Jr do declare and say that for the consideration herein after set forth we do by these presents grant bargain sell convey, assign, and set over with a full guarantee against all troubles, debts mortgages, claims, evictions, donations, alienations and other encumbrances whatsoever unto Samuel H. Houston and E William Troegel both residents of the City of New Orleans Louisiana here present accepting and purchasing for the firm of Houston & Troegel their heirs and assigns forever, the, hereafter described property lying and being situated in the Parish of Winn, but more minutely described as follows, to wit. The North East Fourth of the South West Fourth and the South West fourth of South East Fourth Section Nineteen of Township (11) Eleven North of Range (3) Three West containing (80) Eighty acres more or less known as the Edward W. Teddly land containing Mineral Springs and Lime rock Hill to the East of the small lake or pan of water - To have and to hold, the said Lands unto the said purchasers their heirs and assignees forever - And the said vendor hereby further promises that they and their heirs shall and will forever warrant and defend the title to the property herein conveyed against all legal claims and demands whatever. The said vender moreover transfers unto said purchasers all the rights and actions of warranty to which they are entitled against all the former proprietors of the property herein conveyed subrogating said purchasers to said rights and actions to be by them enjoyed and exercises in the same manner as they might have been by the present vendors - this sale is made for and in consideration of the sum of Four Hundred Dollars, Two hundred of which is cash and which has been paid, the remainder to be paid in the first of September, A. D. 1884, with 8 percent interest after maturity by note, Houston and Troegel, per Samuel H. Houston, for said balance of the aforesai consideration for the sum of Two Hundred Dollars, and inorder to secure the full and punctual payment of the aforesaid note together with all interest and cost that may accrue on the same, the said purchaser in addition to the vendors lieu and privilege which is hereby expressly (?), declared that they (?) these presents especially mortgage and hypothecate the property herein conveyed to the said vendors, binding themselves and their heirs and assignees not to alienate, deteriorate or encumber the same to the prejudice of this mortgage. Signed in presence of John A. Mathis and James M. Rogers witnesses of lawful age and domiciliated in this parish, who hereunto sign their names with the parties on this, 14 April day of April 5th 1884 - Signed - Houston & Troegel per Samuel H. Mathis, one of the attesting witnesses to the above and foregoing Sale of Land, who after being first duly sworn, by me, deposes and says, that he saw the Vendors sign same, and he saw Samuel H. Houston one of the Vendees sign the name of Houston & Troegel per Samuel H. Houston, and he saw his Co witness James M. Rogers, sign same as a witness, and that he now acknowledges his signature to the same to be Genuine, so help him God. Sworn to & subscribed before me this 10th day of May A. D. 1884. John A. Als To Houston & Troegel Acknowledgment State of Louisiana Parish of Winn Be it known that on this twelfth day of March, A.D. 1887, before me Will A Strong, Notary Public in and for the Parish of Winn, State of Louisiana duly commissioned and qualified and in the presence of the witnesses herein after named and undersigned, personally came and appeared, 1. Mrs. Emeliza Drewett, surviving widow in community of Edward W. Teddlie, deceased and now wife of William H. Drewett; 2. Said William H. Drewett, who appears herein to aid, authorize and assist his said wife: 3. Edward L. Teddlie, major heir of said deceased, E. W. Teddlie; 4. Mary L Deen, wife of James W. Den, Jr; and 5. said James W. Den, Jr. who appears herein to aid, authorize and assist his said wife, she being also major heir of said deceased, E. W. Teddlie, all of whom reside in said Parish of Winn, each and all of whom declared and acknowledged. - That on or about the 24th day of September, 1885, they bargained, sold, conveyed, transfered and delivered unto Samuel H. Houston and E. William Troegel, both residents of the City of New Orleans, with full guarantee against all trouble, debts, mortgages, claims, evictions, (?), alienations or other encumbrances whatsoever, the lands and real estate, lying and being situated in said Parish of Winn, more accurately described as follows: The North West Quarter of the South East Quarter, and the South East Quarter of the South East Quarter of Section Nineteen (19) and the North West Quarter of the North East Quarter and the South East Quarter of the North West Quarter, of Section Thirty, (30) all in Township Eleven (11), North of Range Three (3) West . Containing in the aggregate one hundred and sixty acres more or less, to have and to hold the said real estate together with all rights, ways and privileges thereto belonging or appertaining unto said Samuel H. Houston and E. W. Troegel, their heirs and assigees forever; - That said sale was made for and in consideration of the sum and price of four hundred dollars, cash in hand paid to said appearers by said purchasers; That said sale was evidenced by an act or deed of sale, dated on or about 24th September, 1885, signed by said appearers (said Mrs. Drewett, making her mark, not being able to sign,) and signed also by James F. Straughn and John C. Patten as witnesses, and by S. M. Barr, Justice of the Peace in said Parish of Winn, and That said act or deed was registered in the Conveyance Office in the said Parish of Winn - And said appearers further declare that whereas, the Court House of Winn Parish has lately been destroyed by fire, which fire consumed said deed and also the book containing the registry thereof, and whereas, the present owners of said land desire to place of record the said sale, transfer and conveyance. Now therefore in order to furnish evidence of said sale, so that the same way be duly registered, and in order that it may appear of record, that said sale was made and that said appearers have and make no claim or demand against said property, but have on the contrary ; sold and transferred the same on or about the date above set forth - 24th September 1885 - and have had no right, title or interest in and to said property since said sale, they do and each of them does make the foregoing declaration and acknowledgments. And said appearers further declare that they have no right, title or interest in and to said property and have not had since they made and executed the sale aforesaid with full warranty and guarantee, any such right, title or interest. - Thus done and passed and signed at their residences in said Parish of Winn, in presence of Levi Stewart and James O. Till witnesses of lawful age domiciliated in said Parish, who hereunto sign their names with said parties and me, said Notary Public, on the day and date first above written - And before signing, said Mrs. Emeliza Teddlie, declared that she is not able to sign her name and that she makes her mark in presence of me, said witnesses and the other parties hereto - Emeliza her X mark Drewett I authorize my Wife W.
