This indenture made this first day of March in the year of our Lord one thousand Eighteen hundred and six between Dickeson Simkins of Allegany County and State of Maryland of the one part and John Vallentine of Frederick of the County and State aforesaid of the other part witnesseth that the said Dickeson Simkins for and in consideration of the sum of thirty six pounds eighteen shilling and three pence current money to him in hand paid by the said John Vallentine of Frederick at or before the ensealing and delivery of these presents, the receipt whereof the said Dickeson Simkins doth hereby acknowledge and thereof and therefrom and of and from every part and parcel thereof doth release acquit and discharge the said John Vallentine of Frederick and his heirs Executors Administrators and assigns and every of them by these presents hath given granted bargained and sold aliened released enfeoffed and confirmed and by these presents doth give grant bargain sell alien release enfeoff and confirm unto the said John Vallentine of Frederick his heirs and assigns forever all that part tract or parcel of land lying and being in the County State aforesaid called the Addition to Mount Pleasant Beginning at a fig tree and ash marked with two notches each standing at the end of the thirtieth perch on the twenty second line of the whole tract and running thence with the outline of the whole tract reversed North eighteen degrees East thirty one perches to a white Oak and ash North thirty degrees East twenty four perches to a gum North twenty two degrees East eighty two perches to a chestnut oak North thirty five degrees East forty perches to a sugar tree and chestnut oak South Sixty degrees East six perches North eleven D East thirty eight perches North Six degrees West thirty four perches South twenty four degrees West tow hundred and twenty perches then by a straight line to the beginning containing forty three acres and three fourth of an acre of land more or less together with all buildings, gardens, orchards ways, waters, water courses, timber trees, woods, under woods profits commodities privileges Easements, advantages and appurtenances to the said parcel of land belonging or in anyway appertaining and the reversion or reversions remainder and remaining rents issues and profits thereof and every part and parcel thereof and all the estate right title interest use trust proper profits herein claim and demand whatsoever of him the said Dickeson Simkins of in and to or out of the said tract or parcel of land and every part thereof and premises with the appurtenances To Have and Hold the said part or parcel of land and premises with its rights members and appurtenances unto him the said John Vallentine of Frederick his heirs and assigns to the only proper use and assigns forever and to and for no other use intrust or purpose whatever and the said Dickeson Simkins and his heirs the said tract or parcel of land and premises hereby granted bargained and sold and every part and parcel with the appurtenances thereof unto belonging to him the said John Vallentine of Frederick his heirs and assigns against him the said Dickeson Simkins and his heirs and assigns all and every person or persons whatever claiming any rights title or interest of in or to the same or any part thereof shall and will hereafter warrant and ? forever defend by these presents in ? whereof the said Dickeson Simkins hath hereunto subscribed his named and affixed his Seal this day and year first herein before written. Geo Rizer T Thistle Allegany County to wit on the first day of March 1806 came before us the subscribers two of the Justices of the peace for said County Dickeson Simkins party to the within instrument of writing and acknowledges the above to be his act and deed and the land an premises therein mentioned to be the right and estate of the within named John Vallentine of Frederick his heirs and assign forever agreeable to an act of assembly in such case made and provided and now at the same time also personally appears Christina Simkins wife of the said Dickeson Simkins before us two of the Justices as aforesaid and acknowledges the said deed or instrument of writing to be her act and deed and the land and premises therein mentioned to be the right and estate of the within named John Vallentine of Frederick his heirs and assigns forever and the said Christina Simkins being by in privately examined apart from and out of the hearing of her husband whether she doth make her acknowledgement of the same willingly and freely and without being induced thereto by fear or threats of or ill usage by her husband or fear of his displeasure acknowledges that she doth make her acknowledgement of the same willingly and freely and without being induced thereto by fear or threat of ill usage by her husband or fear of his displeasure taken and acknowledged the day and year first above written.
