This indenture was made this eighth day of January in the year of our Lord eighteen hundred and fifty three between JOHN VALENTINE of Allegany County and State of Maryland of the one part and MARY RICE select of the (“said” marked out) NOAH RICE of the county and State aforesaid of the other part. Witnesseth that the said John Valentine for and in consideration of the sum of three hundred dollars current money of the United States of to him the said John Valentine in hands paid by the said Mary Rice at or before the sealing or delivery of these presents the receipt where of the said John Valentine doth hereby acknowledge and thereof doth release acquit and discharge the said Mary Rice her heirs executors and administrators by these presents he the said John Valentine hath granted bargained and sold and by these presents doth grant bargain and sell unto the said Mary Rice her heirs and assigns forever all those two pieces or parcels of land being part of the tracts of land called “PINE GROVE” and “DURHAM” (Dunham) lying and being in Allegany County aforesaid Beginning for the outlines of the said two pieces or parcels of land at a stone planted at the end and at the South edge of a lane leading from the dwelling house erected on said land to the Road commonly called “The Bedford Road” it also being on the lower or east edge of said road and running thence with the East edge of the said “Bedford Road” North thirty nine degrees East eighteen perches to a stone planted in said east edge of said road then South fifty one degrees East eighty four and hone half perches to a pine Knob stake marked with three notches standing on the West edge of a Road on the top of a high ridge then with said road South thirty nine degrees West eighteen perches to a pine Knot stake marked with four notches standing on the West edge of said Road then North fifty one degrees West eighty four and one half perches to the beginning containing nine acres and eighty one perches Together with all and singular the improvements advantages profits and appurtenances thereunto belonging or in anywise appertaining To Have and To Hold unto her the said Mary Rice her heirs and assigns forever and also all the estate right title use interest trust property claim & demand whatsoever of him the said John Valentine and his heirs of in and to the aforesaid land and premises hereby bargained and sold and to every part and parcel thereof to the only proper use and benefit of her the said Mary Rice and of her heirs and assigns forever and to and for no other use intent or purpose whatsoever And the said John Valentine for himself and his heirs doth hereby convey grant promise and agree to and ?? the said Mary Rice her heirs and assigns that he the said John Valentine and his heirs the said two parts of tracts of land and premises hereby granted bargained and sold and every part and parcel thereof with the appurtenances thereunto belonging to her the said Mary Rice her heirs and assigns against him the said John Valentine and his heirs and against all and any other person or persons whatsoever shall and will warrant and forever defend. In Witness whereof the said John Valentine hath above written Signed Sealed and Delivered in the presence of J.M. Strong John Valentine John G Ekhart State of Maryland Allegany County Be it remembered and it is hereby certified that on this 8th day of December 1853 before us the subscribers two justices of the Peace of the State of Maryland in and for Allegany County personally appeared John Valentine who is personally known to us to be the party named and described as and professing to be the party grantor in and to the a foregoing deed and the land and premises therein mentioned and thereby granted and sold to be the right and estate of the above named Mary Rice party granted also herein named her heirs assigns forever according to the purport true intent and meaning of the said deeds or instruments of writing and the acts of assembly in such case made and minded.
