Dated January 6, 1812, Anastatia Erlougher buying land from Joseph Lownes. Document found at Maryland State Archives, microfilm CR 39,525-2. This Indenture made this sixth day of January in the year of our Lord one thousand eight hundred and twelve, Between Joseph Lownes of Anne Arundel County in the State of Maryland grantor of the one part And Anastatia Erlougher of the County and State aforesaid grantee of the other part. Wisnesseth that the said Joseph Lownes for and in consideration of the sum of ninety seven dollars and fifty cents United States currency to him in hand paid by the said Anastatia Erlougher at and before the sealing and delivery of these presents the receipt whereof the said Joseph Lownes doth hereby acknowledge and being therewith contented and satisfied hath granted bargained and sold and by these presents doth fully clearly and absolutely grant bargain sell, transfer convey enfeoff and confirm unto the said Anastatia Erlougher her heirs and assigns all the following described piece parcel or lot of ground lying and being in Anne Arundel aforesaid being part of an original survey called "Rebecca's Lot". Beginning at a stone marked AE standing at the end of the first line of an adjoining lots land off for Joseph Erlougher being also the end of twenty eight perches and three quarters of a perch in a line drawn north fifty four degrees west from a stump the remains of the ninth original boundary of the whole tract and running with said line reversed South fifty four degrees east eight perches and one quarter of a perch to a stone erected at the end of the first line of another adjoining lot laid out for Robert and Francis Williams then with their second line north twenty two degrees east twenty perches and one quarter of a perch to a stone standing on the south side of the Turnpike road leading from Baltimore to Frederick Town then with said road north sixty eight degrees west eight perches to a stone at the end of the second line of the aforesaid lot laid off for Joseph Erlougher then with said line reversed South twenty degrees forty five minutes west eighteen perches and half a perch to the beginning stone containing three quarters of an acre and thirty six square perches of land together with every privilege, appurtenance and advantage whatever thereunto belonging or in any wise appertaining and also all the estate right, title, interest, property, use, trust, claim and demand both at law and in equity of the said Joseph Lownes of, in, and to the same. To have and to hold all and singular the piece, parcel or lot of land and premises aforesaid and every part and parcel thereof with all and every of the appurtenances unto the said Anastatia Erlougher to the only proper use, benefit and behoof of the said Anastatia Erlougher her heirs and assigns forever, And the said Joseph Lownes for himself and his heirs doth covenant promise and agree to and with the said Anastatia Erlougher her heirs and assigns that the said Joseph Lownes and his heirs all and every part of the aforesaid bargained land and premises with all and every of the appurtenances unto the said Anastatia Erlougher her heirs and assigns against the said Joseph Lownes and his heirs all and every other person or persons claiming directly or indirectly by from or under him, them or any of them shall and will warrant and forever defend by these presents. In Testimony whereof the said Joseph Lownes hath hereunto set his hand and affixed his seal the day and year first before written. Signed, Sealed and delivered in presence of Rd.[Richard] Ridgely Joseph Lownes The whole use of the water of the branch running through the premises being first completely excepted and reserved. On the back of the aforegoing was this endorsed towit: Received the day of the date of the foregoing instrument of writing of the therein named Anastatia Erlougher to sum of ninety seven dollars and fifty cents United States currency being the consideration for the land and premises therein mentioned. Ridgely Joseph Lownes Maryland Anne Arundel County ___ On the sixth day of January in the year of our Lord one thousand eight hundred and twelve before me the subscriber one of the associate Judges of the third Judicial District of the State of Maryland personally appeared Joseph Lownes the grantor named in the foregoing instrument of writing and acknowledged the same to be his act and deed and the land and premises therein described to be the right, title property and estate of the therein named Anastatia Erlougher her heirs and assigns forever the same day appeared also before me Miriam Lownes wife of the said Joseph Lownes and being privately examined apart from and out of the hearing of her said husband agreeably to act of assembly in such cases made and provided she achnowledged that she freely and willingly relinquished all her right, title and claim of dower of in and to the within described land and premises without being induced thereto by any fear or threats of or ill usage from her said husband or for fear of his displeasure Acknowledged Before Rd.
