Witnesseth, whereas by a decree of the Circuit Court for Cecil County in Equity, bearing date the Sixth day of October Eighteen hundred and Seventy four and passed in a Case wherein Julia Hood was Complainant, and Amanda A Borland, Administratrix of Matthew Borland deceased and others were Defendants the said Reuben Haines was appointed Trustee to sell the Real Estate therein decreed to be sold, and after filing his bond with approved Surety, he sold said Real Estate to Amanda A Borland who has fully paid the purchase money therefore. Now Therefore This Deed Witnesseth, that in consideration of the premises and of Five dollars to him in hand paid the said Reuben Haines doth grant in fee simple unto the said Amanda A Borland all that tract, piece or parcel of land, situate, lying and being in Cecil County aforesaid, and Beginning for the same as a stone on a line of John Mackie’s land, called “Society”, and a corner also of Mrs McCreary’s land, and running thence and binding on said John Mackie’s land South sixty seven and three quarters degrees West fifty two perches, thence South fifty eight degrees West fourteen perches to the root of a white oak tree near some large rocks, thence South twenty and a half degrees East ten perches to the middle of Christiana road thence along the same North eighty six and a quarter degrees East fifty six and three tenths perches to a corner of Mrs McCreary’s land, thence with the same North three quarter degrees East thirty two and eight tenth perches to the Beginning. Containing Eight and quarter acres of land more or less, being the same Real Estate which was conveyed to Matthew Borland by James Mackie and Sarah Ann his wife by their Deed dated April the Eighth Eighteen hundred and forty seven and recorded in Liber GMC No 13 folio 173 etc one of the Land Record Books of Cecil County aforesaid. Also that other property described as follows: Beginning for the same at a stone on a line of lands of John Mackie, and a corner of land of said Borland, thence as the needle now points with the line of said Borland South three quarters of a degree West thirty three perches to a stake in the Christiana road thence with said road North Eighty Eight and a quarter degrees East fourteen perches to a stone, a corner of lands formerly owned by James McCreary, thence with said line North ten degrees West thirty six perches and sixteen hundredths of a perch to a stake on the line of said Mackie’s land, thence with the said line South sixty seven and a quarter degrees West eight perches to the place of Beginning. Containing Two acres and thirty seven hundredths of an acre, more or less: being the same Real Estate which was conveyed to the said Matthew Borland by John Cornish and Mary Ann his wife by Deed the Twenty Eight day of February Eighteen hundred and fifty four, and recorded in Liber HHM No 2 folio 609 etc another of the Land Record Books of Cecil County aforesaid. Also all that tract, piece or parcel of land situate in Cecil County aforesaid, and described as follows: Beginning at a stone being the North easterly corner of lands formerly of Abraham Dobbs, and running thence with the line of said Dobbs as the needle pointed in Eighteen hundred and fifty four: South sixty and a quarter degrees East fifty one perches to a stone on the North side of the Christiana road, thence with said road South Eighty Eight degrees West thirty six perches and fifty six hundredths of a perch to a stake a corner of lot of land which the said Borland purchased of John Cornish, thence with said lot North ten degrees West thirty six perches and twenty four hundredths of a perch to a stake in the line of land of the said John Mackie, thence with the line of said Mackie North sixty six and a quarter degrees East forty perches to the place of Beginning. Containing ten acres and two tenths of an acre more or less: being the same Real Estate which was conveyed to the said Matthew Borland by John Mackie and Catherine Mackie his wife by Deed dated the fourteenth day of October Eighteen hundred and Sixty two and recorded in Liber WHR No 4 folio 453 etc another of the Land Record Books of Cecil County aforesaid. Also all that Real Estate lying in Cecil County aforesaid described as follows, Beginning for the same at a stone set in the side of the Road leading to Christiana nine feet South of a poplar tree and running along the side of said road South eighty six and a quarter degrees West thirty eight and a half perches to a stone at the corner of Jane McCreary’s land, thence North six and a half degrees West fifty two perches to John Mackie’s land, thence South eighty one and three quarters degrees East forty four perches to a stone at the corner of lands of Elizabeth Sulton[?], and from thence in a straight line to the place of Beginning. Containing twelve acres of land more or less. The second lot Beginning at a stone a corner of land formerly owned by Abraham B Dobbs and in the line of John Mackies land, and running thence South forty four perches to a stone on the edge of Christiana road thence North eighty seven and a half degrees East nineteen and a quarter perches to a stone, thence North thirty nine perches to said Mackie’s land thence along the same North eight and one half degrees West nineteen and three quarters perches to the Beginning Containing Five acres of land more or less, being the same lots pieces or parcels of land which were conveyed to the said Matthew Borland by Walter Armstrong and wife by their Deed dated the Twenty fourth day of March Eighteen hundred and Sixty four, and recorded in Liber WHR No 7 folio 221, another of the Land Record Books of Cecil County aforesaid. Also all that tract of land described as follows: Beginning at a stone, being the South Easterly corner of the same, and a corner of land of John McCreary and John and Charles Morrison, and running thence, as the needle now points, North one degree East sixty three perches and fifty two hundredths to a stake on the North side of the Christiana road, thence with said road South eighty eight degrees West fifty seven perches and twenty four hundredths to a stake, thence North eighty six and a half degrees West twenty four perches and five tenths to a stake on the race bank, thence with said race bank South twenty six degrees East four perches and four tenths, thence South thirteen and a quarter degrees West twelve perches and six tenths, thence South thirty two and a half degrees West seven perches, and six tenths, thence South two and a half degrees West twelve and eight tenths perches to the line of land of William Lair[?], formerly Richard Brookings, thence North Seventy one degrees East ten perches to a stake, thence South forty eight degrees East seven perches and five tenths to a stake thence South thirty two degrees East ten perches to a stake; thence South seventy four and half degrees East thirteen perches and seven tenths to a white oak tree marked with two blades[?] and a cut between them thence South forth three degrees East nine perches and eight tenths to a chestnut tree, thence South twenty five degrees East ten perches to a stake in the line of lands of the said John McCreary; thence North sixty six and a half degrees East twelve perches and seventy two hundredths to a stone, thence North Seventy four and a half degrees East seventeen perches and twenty four hundredths to a stone, thence North Seventy six degrees East twenty two perches to the place of Beginning. Containing Thirty two acres of land more or less; being the same Real Estate which was conveyed to the said Matthew Borland by James Mackie and Sarah Ann his wife, by their Deed dated the Twenty fifth day of March Eighteen hundred and Sixty four, and recorded in Liber WHR No 7 folio 131 etc, another of the Land Record Books of Cecil County aforesaid; excepting and reserving from the Real Estate conveyed by Walter Armstrong herein before described the following portion thereof: Beginning at a stone, the North East corner thereof, also the North West corner of lot of land of John Thompson, and in a line of the land of John Mackie, and running thence North seventy nine and three quarters degrees West thirty three perches and sixty eight hundredths to a stake in the line of Mackie’s land, and now a corner of said Borland’s land, thence South twenty Seven and a half degrees West three perches and sixty four hundredths to a stake, thence South one and three quarters degrees West forty three perches to a stake in the road leading from the Rock Presbyterian Church to Fair Hill, thence with the said road North Eighty Eight and a half degrees East thirty four perches to the South West Corner of said Thompson’s lot, thence North three quarters degrees East thirty eight perches and four tenths to the place of Beginning Containing nine acres and two and a half perches of land more or less, as by Deed dated the Second day of April Eighteen hundred and Seventy from Matthew Borland and wife to Mary Ann D Williamson, and recorded in Liber DS No 2 folio 581 etc another of said Land Record Books will more fully appear. Also excepting and reserving all that portion of Real Estate described as follows. Beginning for the same at a stone, being the North East Corner and a corner of the land of the late John McKee and running thence South Sixty nine degrees, West fourteen perches and six tenths to a stake, thence South one degree West forty five perches and Eight tenths to a stake in the road leading to Fair Hill, thence with said road North eighty nine and one half degrees East nineteen perches and six tenths, thence North Six and a quarter degrees West fifty one perches and four tenths to the place of Beginning. Containing Five acres and fourteen perches of land more or less; being the same Real Estate which was conveyed unto Wesley Janney by Matthew Borland and wife and Theodore F Armstrong by Deed dated the ninth day of April Eighteen hundred and Seventy two and recorded in Liber DS No 6 folio 186 etc another of said Land Record Books; to which said Deeds and all others mentioned therein reference is hereby made for a more particular and accurate description of said tracts, pieces or parcels of land.
