Witness that in and for the consideration of of the sum of $2,739 lawful money of the U.S. the said James Steele and Rachel Steele, his wife, doth grant unto James Smith all that tract, piece or parcel of land lying on the East side of Little North East Creek and adjoining lands of Perry Wilson deceased, John B. Russell, and James Smith, this being the same land that was conveyed to the said James Steele by George T. Janney, Esq by his deed bearing date June 6, 1860 and duly executed and recorded in Libre WHR #2 Folio 474 in one of the land record books of Cecil County Md. as may more fully appear reference thereto being and beginning for the same at a wild cherry tree stump near the bank of Little North East Creek and the end of the south 89 degrees west, 171 perche line of the whole tract of 147 acres and running thence north 89 degrees east 171 perches to a stone on the corner of said Smiths and McGraws lands, thence north 20 degrees, east 90 perches to a corner of Howard Rogers and said James Smith's lands thence south 85 and one half degrees, west 41 perches thence north one half degree, west 31 perches to the root of a maple tree, thence south 89 degrees, west 76 and one half perches to a point of an old race, thence south 25 degrees, west 32 perches to an apple tree thence south 10 and three quarter degrees, west 30 and seven tenths perches to a maple tree on the east bank of the creek and by measuring thereof to the place of beginning. Containing 80 acres 2 rods and 11 perches of land more or less in fee simple. And the said James and Rachel Steele, his wife, doth further covenant with the said James Smith that they will warrent specially the premises hereby conveyed.
