Whereas by a decree of the Circuit Court for Cecil County in Equity, passed on the eighteenth day of January in the year Eighteen hundred and Sixty seven, in a cause in said Court depending, in which Eliza Ricketts was complainant and James Steele and Rachel Steele his wife were Defendants, the said William J Jones was appointed Trustee to sell the real estate therein decreed to be sold, and after complying with all the previous requisites of said decree has sold the same to M Augusta Boland of Chester County in the State of Pennsylvania, she being the highest bidder therefore, at and for the sum of fourteen hundred dollars. And whereas said sale has been duly reported to and ratified and confirmed by said Court and the whole of said purchase money has been fully paid by said M Augusta Boland to said Trustee, Now Therefore This Deed Witnesseth, that in consideration of the premises, and the payment of the purchase money aforesaid, he the said William J Jones Trustee doth grant unto the said M Augusta Boland her heirs and assigns, all the right and title of all the parties to the aforesaid cause in and to all that tract, part of a tract, or parcel of land, situate in said Cecil County (being part of a larger tract containing One hundred and forty seven acres more or less) which is contained within the following metes and bounds courses and distances to wit. Beginning at a Wild Cherry tree stump near the bank of Little North East Creek, and at the end of the South eighty nine degrees West one hundred and seventy one perches line of the Whole tract aforesaid, and running thence North eighty nine degrees East one hundred and Seventy one perches to a stone at the corner of Smiths and Magraws land, thence North twenty degrees East ninety perches to a corner of Rogers and James Smith’s land thence South eighty five and one half degrees West forty one perches, thence North one half of a degree West thirty one perches to the root of a maple tree, thence across the whole tract of one hundred and forty seven acres South eighty nine degrees West seventy six and a half perches to a point near an old race, thence South twenty five degrees West thirty two perches to an apple tree, thence South ten and three quarters degrees West thirty and seven tenths perches to a maple tree on the East bank of Little North East Creek, thence along the East bank of said Creek by the meanderings thereof to the place of Beginning. Containing Eighty acres, two roods, and eleven perches of land more or less: being the real estate mentioned in the proceedings in said cause. Together with the buildings and improvements, rights, privileges and appurtenances thereto belonging or in anywise appertaining.
