WHEREAS, the said Mary S Arbuckle by her last will and testament, executed according to law and admitted to probate by the Orphans’ Court of Cecil County, and now of Record in Liber K, Vol 18, Folio 427, etc, one of the Will Record Books of Cecil County aforesaid, authorized and empowered her executors to sell the real estate of which she died seized and possessed, at public sale, and whereas the said Executors after advertisement in the Cecil Whig and Cecil Democrat, newspapers published at Elkton, Cecil County, Maryland, and by handbills extensively circulated throughout the County for more than 30 days prior to the day of sale, sold the real estate herein described at public auction, December 12th, 1905, to Samuel J Arbuckle, consisting of a farm, tract or parcel of land, located in Cecil County, Maryland, near the village of Andora, and West of the public road leading from Fair Hill to Elkton, and particularly described as follows: BEGINNING for the same at a stone on G R Spence’s line, being the second corner of whole tract running North twelve degrees East, with line of Spence’s and Otley one hundred and eighty one perches, thence South seventy five degrees East thirty three and five tenths perches with Spratt’s land near barn fence, North twelve degrees East six and two tenths perches, to corner of Spratt’s land, thence South seventy five degrees East twelve perches to middle of Fair Hill and Elkton road, thence with middle of said road by two courses to point where road to Carter’s Mill intersects Fair Hill road, thence North seventy six and one- half degrees West twenty one perches with said road, thence South eighty and one quarter degrees West seventy four perches with Robert’s land, to the place of beginning, containing seventy six acres and one rood of land, be the same more or less, (The courses and distances herein given are according to a survey made by Alfred B McVey, Surveyor, a plat of same filed with the papers in said estate in the Orphans’ Court of Cecil County) at and for the sum of $4500.00, and the said purchase money has been fully paid, and whereas conveyance of the real estate hereinbefore described was made by the said executors by deed dated the 24th day of November, in the year 1906, and recorded in Liber MD, No 6, Folio 43 etc, one of the land Record Books of Cecil County aforesaid, to the said Samuel J Arbuckle, and whereas the said sale was not reported to the Orphans’ Court for Cecil County nor confirmed by the same, but the said sale has since been reported and finally ratified and confirmed by said Court; NOW, therefore, in consideration of the premises and the sum of $5.00, receipt of which is hereby acknowledged, we, the said Samuel J Arbuckle, Daniel T Arbuckle, Paul T Arbuckle, and Philip R Arbuckle, executors aforesaid, so hereby grant unto the said Samuel J Arbuckle all that Tract or Parcel of Land containing 76 acres and one rood more or less, hereinbefore described; Together with the Buildings and Improvements thereon, and the Rights, Ways and Appurtenances thereto belonging or in any wise appertaining. To Have and To Hold the above granted property unto the said Samuel J Arbuckle, his Heirs and Assigns, forever in fee simple. WITNESS our Hands and Seals.
