Witnesseth that the said John W Egner and Matilda his wife, for and in consideration of the sum of Seven hundred and fifty dollars, to them in hand paid by the said Thomas J Scott at and before the sealing and deliverances hereof the receipt whereof, they do hereby acknowledge and thereof acquit and forever discharge the said Thomas J Scott his heirs Executors and administrators by these presents, have granted bargained sold, aliened enfeoffed, released and confirmed and by these presents do grant bargain sell alien enfeoff release and confirm unto the said Thomas J Scott and to his heirs and assigns, All that certain lot or piece of Land Situate in Cecil County aforesaid. Bounded as follows, to Wit. Beginning at a stone in a Public Road, thence by land of John Murphy North sixteen degrees and one fourth West twenty three perches and five tenths to a stake, thence by land of Samuel Maxwell South seventy two degrees West twenty nine perches and fifteen hundredths to a small Maple Tree, thence by land of William Tuft South one half degree East thirty two perches and seven tenths to said Road, thence along Samuel Maxwells land North sixty degrees and one fourth East thirty nine perches and one tenth to the place of Beginning Containing five acres two Roods and twenty one perches of land be the same more or less (the first mentioned line does not touch the line of John Murphy by one perch, which is left for a Road for Samuel Maxwell) Being a Tract of Land which Samuel Maxwell and Eliza his wife by deed dated the third day of April AD 1844 for the consideration therein mentioned did grant and convey unto the said John W Egner and to his heirs and assigns forever, as in and by the said Indenture recorded at Elkton in Liber GMC No 7 folio 190 one of the Land Record Books of Cecil County relation being thereunto had will appear. Together with all and singular other the Houses outhouses, buildings, barns Stables, ways, woods, waters water courses rights liberties privileges hereditaments _ appertenances[sic] whatever thereunto belonging or in anywise appertaining, and the reversions and remainders rents issues and profits thereof. And also all the Estate right title interest property claim and demand whatsoever of them the said John W Egner and Matilda his wife in Law or Equity or otherwise howsoever of in to or out of the same. To Have and To Hold the said lot or piece of Land hereditaments and premises hereby granted or mentioned or intended so to be, with the appurtenances unto the said Thomas J Scott his heirs and assigns, to the only proper use and behoof of the said Thomas J Scott his heirs and assigns forever. And the said John W Egner for himself his heirs Executors and administrators doth covenant promise grant and agree to and with the said Thomas J Scott his heirs and assigns by these presents that he the said John W Egner and his his[sic] heirs the said before mentioned and described lot or piece of Land hereditaments and premises hereby granted or mentioned or intended so to be with the appertenances[sic] unto the said Thomas J Scott his heirs and assigns against them the said John W Egner and Matilda his Wife and their heirs and against all and every other person and persons whomsoever lawfully claiming or to claim by from or under him her them or any of them shall and will warrant and forever defend by these presents. In Witness whereof the said John W Egner and Matilda his wife to these presents have hereunto interchangeably set their hands and seals, dated the day and year first above written. John W Egner Matilda Egner Sealed and delivered in the present of us Wm Hanes State of Maryland Cecil County, To Wit I hereby Certify that on this fourteenth day of April in the Year Eighteen hundred and fifty seven, before me the subscriber, one of the Justices of the peace of the State and County aforesaid, and acknowledged the aforegoing deed to be their act. Taken and acknowledged before Wm Hanes Recorded April 14th 1857 and Examined Delivered Thos J Scott March 10th 1860 Per Wm H Ricketts Clk
