WHEREAS by a decree of the Circuit Court for Cecil County, dated the Seventh day of February, in the year eighteen hundred and ninety eight, passed in a cause in said Court depending, wherein John Porter and others were complainants and Joseph Porter and others were defendants, the above named William T Warburton was duly appointed Trustee, with authority to sell the real estate in the proceedings in the said cause mentioned. AND WHEREAS, after having given bond and complied with all the other requisites of the decree, the said Trustee did, on the Fourth day of March, in the year eighteen hundred and ninety eight, sell the property herein after described to Martha E Porter for the sum of Seventeen Hundred Dollars ($1700.), which said sale has been duly reported to and ratified by said Court and fully paid to the said Trustee. NOW THEREFORE, THIS DEED WITNESSTH, that in consideration of the premises and of the sum of Five Dollars, the said William T Warburton, Trustee as aforesaid, doth grant and convey in fee simple unto the said Martha E Porter, all the right and title of all the parties to the aforesaid cause, in and to all those tracts and parcels of ground situated and lying in Cecil County, Maryland, and particularly described, as follows: No 1, consists of all that lot or parcel of ground situated in Cherry Hill, Cecil County, Maryland, which was conveyed unto Richard C Porter by Eliza A Miller and others, by their deed dated on the Eleventh day of February, in the year eighteen hundred and ninety seven, and recorded in Liber JTG, No 11, folio 470, etc, one of the Land Record Books of Cecil County aforesaid, Beginning for the first lot, piece or parcel of land on the West side of the public road leading from the village of Cherry Hill to Fair Hill at the corner of the lot of land belonging to R C Porter and P H Cleaver, being on the line drawn North six and three quarters degrees East one hundred and forty feet from the beginning stone of said lot and running thence by and with the West side of said road North six and three quarters degrees East ten feet to the corner of lot No 7, then by and with lot No 7, North eighty three and a quarter degrees West one hundred and fifty fifty feet to lot No 10, formerly of the same tract, then by and with said lot No 10 South, sixty and three quarter degrees west ten feet to the lot belonging to the heirs of S Kennard Miller, then by and with said lot South sixty three and a quarter degrees East one hundred [text missing?] on plat of lots of a certain Vincent S Caleb, recorded in Liber AWM, No 4, folio 48, etc, a Land Record Book of Cecil County aforesaid. Beginning for the second piece or parcel of land at a corner of lot No 8, being at a distance of one hundred and fifty feet on a line drawn North six and three quarter degrees East from the Beginning stone of a lot of land belonging to R C Porter and P H Cleaver aforesaid, and running thence along the West side of the public road leading from Cherry Hill aforesaid to Fair Hill, North six and three quarter degrees East fifty feet to corner of Lot No 6 on said plat, then by and with said lot No 6 North eighty three and a quarter degrees West one hundred and fifty feet to land of Mrs A E R Ward, formerly of the same tract, then by ad with the same Lot No 10 South six and three quarter degrees West fifty feet to Lot No 8, then by and with Lot No 8, South eighty three and a quarter degrees East one hundred and fifty feet to the place of beginning, being lot No 7, on the aforesaid mentioned plat of land or lots, each lot or parcel being part of land which was conveyed unto a certain Vincent S Caleb by a certain Daniel Bratton and Susan Bratton, his wife, James M Caleb and Kate S Caleb, his wife, by their deed dated the Fourth day of February, in the year eighteen hundred and seventy, and recorded in Liber DS, No 2, folio 519, etc, another Land Record Book for Cecil County aforesaid, to which said deed and all others therein mentioned, reference is hereby made for a more particular description of whole tract of land of which the lots described are a part, together with all and singular the rights and advantages thereunto belonging or in any wise appertaining and the improvements thereon. Also all that farm, tract or parcel of ground located in the Third Election District of Cecil County, near the village of Cherry Hill, which was conveyed unto Richard C Porter by William H Brokaw and wife, by their Deed dated on the Nineteenth day of October, in the year eighteen hundred and eighty two, and recorded in Liber JAD, No 6, folio 18, etc, one of the Land Record Books of Cecil County aforesaid, the same being improved with a dwelling house, stable and out- buildings, to which said deed and all others therein mentioned reference is hereby made for a more particular and accurate description of said real estate. Together with the improvements thereon and the rights and appurtenances thereunto belonging or appertaining. TO HAVE and TO HOLD the above granted property unto the said Martha E Porter, her heirs and assigns, forever in fee simple. AS WITNESS my hand and seal the day and year first above written.
