Witnesseth that the Said Henry D Miller for in Consideration of the sum of one dollar Current money of the United States to him in hand paid by the Said Mary Ricketts at or before the sealing and delivery of these presents the receipt whereof he the Said Henry D Miller doth hereby acknowledge hath given, granted, bargained sold aliened enfeoffed, released, conveyed and confirmed and by these presents doth give grant, bargain sell alien enfeoff release convey and confirm unto the said Mary Ricketts her heirs and assigns all that tract or parcel of land situate lying and being in Cecil County aforesaid Composed of part of a tract called “Castle Fin” a tract called “Gardiners Gift” part of three tracts called “New Munster” “Evans Success” and “Less Room” and part of a tract called “Fox Den” containing Altogether about Two hundred and seventeen acres and fourteen perches of land and commonly called and known by the name of “white Hall farm” being the same farm or tract of land which was conveyed to a certain Stephen Hayes by Sarah Whann and Samuel Whann by deed bearing date on the twenty Eighth day of April in the year Eighteen hundred and four and duly Executed acknowledged and recorded among the land Records of Cecil County aforesaid and the same farm or tract of which was conveyed to the Said Henry D Miller by Benjamin F Mackall, Edward Wilson, Benjamin Bowen and John M Johnston Certain Commissioners appointed by Cecil County Court under the act of Assembly entitled “an act to direct descents(?)” and its several supplements to value and divide the Real Estate of Stephen Hayes deceased by their deed bearing date on the twenty third day of September in the year one thousand Eight hundred and thirty nine duly Executed acknowledged and recorded or to be recorded among the Land Records aforesaid_ to which Said two deeds and the papers and proceedings therein mentioned and referred to for the Courses and distances and a more particular and accurate description of the tract or parcel of land herein bargained and sold reference is hereby made; Together with all and Singular the buildings Improvements, woods, ways waters water courses rights privileges hereditaments and appurtenances whatsoever thereunto belonging or in any wise appertaining and the Reversions and remainders rents issues and profits thereof and all the Estate right, title and interest of him the Said Henry D Miller both at law and in Equity of in to and out of the Said tract or parcel of land and premises hereby bargained and or meant mentioned or intended hereby so to be and every part and parcel thereof. To Have and To Hold the Said tract or parcel of Land composed of a part of a part of a tract called “Castle Fin” a tract called “Gardiners Gift” part of three tracts called “New Munster” “Evans Success” and “Less Room” and part of a tract called “Fox Den” and containing altogether about two hundred and Seventeen Acres and fourteen perches of land and commonly Called and known by the name of “The White Hall Farm” so as aforesaid described or by whatsoever name or names the same may be called together with the buildings and appurtenances and all and Singular other the premises hereby bargained and Sold or meant mentioned or intended hereby so to be and every part and parcel thereof, with their and every of their appurtenances unto the Said Mary Ricketts her heirs and assigns forever and to and for no other use intent or purpose whatsoever. And the Said Henry D Miller for himself his heirs Executors and administrators doth hereby covenant grant promise and agree to and with the Said Mary Ricketts her heirs and Executors administrators and assigns that he the said Henry D Miller and his heirs the Said trace or parcel of land and premises hereby granted bargained and Sold and every part and parcel thereof with the appurtenances thereunto belonging to her the Said Mary Ricketts her heirs and assigns against him the Said Henry D Miller and his heirs and against all and every person or persons whatsoever claiming or to claim any right title or interest in and to the Same or any part thereof by through or under him or them Shall and will hereafter warrant and forever defend by these presents – In Witness whereof the said Henry D Miller hath hereunto set his hand and affixed his seal the day and year first herein before written. Signed sealed and delivered in the presence of George McCullough, William M Henry Henry D Miller State of Maryland Cecil County Sc Be it remembered that on this sixteenth day of June in the year of our Lord one thousand Eight hundred and forty personally appeared Henry D Miller of Cecil County aforesaid the party grantor named in the within deed or Instrument of writing before us the subscribers two Justices of the peace of the said State of Maryland for Cecil County aforesaid and acknowledged the Said within deed or instrument of writing to be his act and deed; and we do certify that we are satisfied of our own knowledge that the Said Henry D Miller acknowledging as aforesaid is the person who is named and described as and professing to be party to the said within deed or Instrument of writing.
