WITNESSTH, WHEREAS, The said David T Devlin is the owner in fee of the McKnight property on Mud Lane, in the Third Election District of Cecil County, adjoining the property of the late Jacob P Markee and others, Containing Twenty Acres of Land, more or less, and WHEREAS, He has agreed with the said Edward McCabe to transfer the same to him, and the said Edward McCabe has agreed to accept the said transfer, under the conditions hereinafter named, to wit:-- ON a purchase price basis of $800.00, Fifty Dollars of which have already been paid to the said Devlin, the receipt whereof is herby acknowledged, the balance to be paid as follows:-- $8.00 per month to be paid to the said Devlin, until the whole debt is extinguished, it being hereby understood and agreed that out of this sum so received the taxes, fire insurance and interest are to be paid each year. And it is hereby further agreed that at the end of each year the net sum so received by the said Devlin is to be credited as a part payment on the principal of the said debt, the interest each year hereafter to be charged on the new principal, at Six per cent. IT IS hereby further agreed that if Three Monthly Payments become due and in arrears, the said McCabe is to surrender the property to the said Devlin, and any amount which may then have been paid in reduction of the principal of the said debt shall be retained by the said Devlin, in lieu of rent for the said property during the occupancy of the said McCabe. AND it is further agreed that whenever the said debt is fully paid by the said McCabe, the said Devlin is to execute a good and sufficient deed of the said property to the said McCabe or his representatives.
