WITNESSTH that the said Mary C Arbuckle, for and in consideration of the sum of Ten Dollars ($10.00) to her in hand paid by the said parties of the second part at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, and for other good and valuable considerations her hereunto moving, has granted, bargained and sold and by these presents does grant, bargain and sell unto the said Gustav Stein and Harriet E Stein, his wife, the Survivor of them, the said Gustav Stein and Harriet E Stein, his wife, and the heirs and assigns of such Survivor, all those two adjoining lots or parcels of land situate in the Village of Cherry Hill and in the Third Election District of said Cecil County, and which are more particularly described as follows, that is to say: BEGINNING for the first of said lots at the Southwest corner of a lot formerly of Moses Paxon (Parcel No 2 hereinafter described), and running thence in a Westerly direction along the line of land now or formerly of Mary A Grant, one hundred three and five sevenths (103 5/7) feet to a stake (an iron pipe is now driven in the ground at this point); thence in a Northerly direction along another line of land now or formerly of the said Mary A Grant, seventy two (72) feet to a stake; thence by a new line (and with the existing fence line) in an Easterly direction one hundred three and five sevenths (103 5/7) feet to the Northwest corner of said lot formerly of Moses Paxon, and from thence by a straight line in a Southerly direction, seventy two (72) feet to the place of beginning. BEGINNING for the second of said lots, in the middle of the public road leading from the Town of Elkton to Fair Hill, at the Southeast corner of Joseph L Gibson’s lot, and running thence with said Gibson’s line (a well established fence line), West one hundred twenty five (125) feet; thence (with Parcel No 1 hereinbefore described) South seventy four (74) feet to the lane (the lane has apparently been relocated some distance further to the South and well within the Grant property line) leading from the said public road to Mary A Grant’s house; thence with said lane, East one hundred twenty five (125) feet to the middle of said public road, and thence with said road North seventy two (72) feet to the place of beginning: Containing nine thousand one hundred twenty five (9,125) square feet of land, more or less. The aforesaid two parcels of land which are adjoining having since they were acquired by a certain Camillus P Carrico been considered as one whole lot, said whole lot containing sixteen thousand five hundred ninety two and four tenths (16,592.4) square feet of land, more or less, and having been conveyed by said Carrico, et ux, to a certain Daniel T Arbuckle by their deed dated May 16th, 1918 and recorded among the Land Records of said Cecil County in Liber WGP, No 1, Folio 27, etc, the said Daniel T Arbuckle having subsequently conveyed said lot to his wife, Mary C Arbuckle, the Grantor, by his deed dated November 30th, 1926 and recorded among said Land Records in Liber HWL, No 20, Folio 286, etc, the said Mary C Arbuckle, a widow, being at present seized in fee simple of said land. TOGETHER with the improvements thereon erected and all the rights, privileges and appurtenances thereto belonging or in any wise appertaining. TO HAVE AND TO HOLD the above granted property unto the said Gustav Stein and Harriet E Stein, his wife, the Survivor of them, the said Gustav Stein and Harriet E Stein, his wife, and the heirs and assigns of such Survivor, forever in fee simple, as tenants by the entireties. AND the said Mary C Arbuckle hereby covenants that she will warrant specially the property hereby conveyed; and that she will execute such further assurances of said land as may be requisite.
