WITNESSTH that in consideration of the sum of ten dollars and others[sic] valuable considerations this day paid, the receipt whereof is hereby acknowledged, the said ARTHUR W HORNBARGER and NELLIE M HORNBARGER, his wife, doth hereby grant and convey unto ROBERT L BALDWIN, JR and LAURA R BALDWIN, his wife, their heirs and assigns in fee simple, as tenants by the entireties, all that lot or parcel of land and premises, situate, lying and being in the Seventh Election District of Cecil County, Maryland, and described as follows: BEGINNING for the same at an iron pipe driven in the ground on the western side of Aiken Ave leading from Perryville to Aiken Station, at a point North 12 degrees East fifty feet from an iron pin driven in the ground at the North- eastern corner of the lot of Clothington W Dickerson, and running thence along the Northernside of a fifty foot street recently laid out and named Charles Street, North 81 degrees West 500 feet to a stake being the beginning point of the lot hereby conveyed; running on Charles Street from said stake North 81 degrees West 110 feet to a stake; thence leaving the northern side of said Charles Street and running by other land of Arthur W Hornbarger and wife, North 12 degrees East 150 feet to another stake; thence South 81 degrees East 110 feet to a stake; thence South 12 degrees West 150 feet to the place of beginning of the lot hereby conveyed, 16,500 square feet of land, be the same more or less. Being a part of a plot of lots completed by J B DeLancey, County Surveyor, dated July 3rd, 1946 and October 1st, 1946; the said plot of October 1st, 1946 being at present on file in the office of the County Commissioners of Cecil County, Maryland. Being also a part of the land as described in a deed from the Safe Deposit and Trust Company of Baltimore, Trustee, to the said Grantors, dated September 25, 1936, and recorded among the Land Records of Cecil County aforesaid in Liber WEB, No 4, folio 327. THE LAND hereby conveyed is subject to the following restrictions and covenant as part of the consideration; that no building or dwelling should be erected or constructed within 30 feet of Charles Street. TOGETHER with all of the buildings and improvements thereon and all of the rights, alleys, ways, waters, privileges and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD the same unto the said ROBERT L BALDWIN, JR and LAURA R BALDWIN, his wife, as tenants by the entireties, their heirs and assigns forever in fee simple. AND THE SAID Grantors hereby covenant that they will warrant specially the land and premises hereby granted and conveyed and they will execute such other or further assurances thereof as may be requisite.
