WITNESSTH that the said Emily Arbuckle, for and in consideration of the sum of Ten Dollars ($10.00) to her in hand paid by the said party of the second part, at and before the sealing and delivery of these presents, the receipt whereof is hereby acknowledged, and for other good and valuable considerations her hereunto moving, has granted, bargained and sold and by these presents does grant, bargain and sell unto the said Mallery Toy, his heirs and assigns, all that certain lot or parcel of land situate on the South side of Stockton Street in the Town of Elkton, in said Cecil County, which is particularly described as follows, that is to say: BEGINNING for the same on the South side of said Stockton Street at a point one hundred four (104) feet in an Easterly direction from the corner formed by the South side of said Stockton Street and the East side of North Street, said place of beginning being the Northeast corner of the land formerly of Thomas W Williams, and running thence, from said place of beginning, with the South side of said Stockton Street, South eighty and one-half (80 1/2) degrees East forty five (45) feet; thence, with land formerly owned by Susan Bratton, South nine and one-half (9 1/2) degrees West ninety five (95) feet to the land now or formerly of the heirs of the late Roger Feehly; thence, with the same, North eighty and one-half (80 1/2) degrees West forty five (45) feet to the Southwest corner of the whole parcel of land situate on the South side of said Stockton Street, formerly owned by the said Susan Bratton, and from thence North nine and one-half (9 1/2) degrees East ninety five (95) feet to the place of beginning: Containing four thousand two hundred seventy five (4,275) square feet of land, more or less. It being the same and all of the same lot or parcel of land which was conveyed to Mary C Arbuckle, widow, and Emily Arbuckle, single woman, as joint tenants, by Ethel Vincent Collins and Sidney Collins, her husband, and Alice Vincent Armstrong and William Armstrong, Jr, her husband, by deed dated May 14th, 1954, and recorded among the Land Records of Cecil County in Liber RRC, No 108, folio 64, etc, the said Mary C Arbuckle having died November 22nd, 1958, leaving the said Emily Arbuckle as the surviving joint tenant. TOGETHER with the buildings and improvements thereon erected and all the rights, privileges and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD the above granted property unto the said Mallery Toy, his heirs and assigns, forever in fee simple. AND the said Emily Arbuckle hereby covenants that she will warrant specially the property hereby conveyed, and that she will execute such further assurances of said land as may be requisite.
