Witnesseth that in Consideration of Eight hundred and fifty dollars, we the said Ransaler Biddle and Lydia A Biddle his wife do grant unto John W Phillips all that tract or parcel of land situate in Cecil County and State of Maryland adjoining lands of Hasson Lynch and others, and contained within the following metes and bounds. Beginning for the same at a stone in the public road at the end of fifty three perches on the first line of the whole tract and running thence south forty degrees east forty five and three tenths perches to a cherry tree thence south twenty one degrees west five perches to a hickory tree a corner of Abrams land thence south sixty five and a half degrees east forty four and six tenths perches thence south forty nine and a half degrees east forty one and five tenths perches thence north thirty six and three fourths degrees east twenty and nine tenths perches thence north forty two and a half degrees west thirty four and four tenths perches to a Black oak tree thence north thirty three degrees west forty three and eight tenths perches thence south sixty one and three fourths degrees west seventy and a half perches to the place of beginning containing thirty four acres more or less being the same land and premises that were conveyed to the said Lydia A Biddle by David P Cameron by deed dated September the second eighteen hundred and sixty one and recorded in Liber WHR no 4 folio 148 one of the Land Record Boods of Cecil County aforesaid.
