First. I give devise and bequeath unto my daughter Anna Maria Ricketts for and during the natural life of my brother Adam Whann all that Tract piece or parcel of land lying and being in Cecil County aforesaid which was conveyed to me by Henry D Miller by his deed of conveyance bearing date on the Sixteenth day of June in the year of our Lord one thousand eight hundred and forty duly executed acknowledged and recorded in Liber JS No 46 folio 259 etc one of the Land Record Books of Cecil County aforesaid. And also two Lots pieces or parcels of Land situate lying and being in the Town of Elkton and County aforesaid which were conveyed to me by Levi H Evans and Rachel S(?) Evans his wife by their Deed of conveyance duly executed bearing date on the twenty fourth day of November in the year Eighteen Hundred and forty three acknowledged and recorded in Liber GWC(?) No 5 folio 286 another of the Land Record Books of Cecil County aforesaid. In Trust nevertheless to collect and receive the rents and profits of the said Farm and the Houses and Lots and apply the same to the maintenance and support of my Said Brother Adam Whann during his life. And after the death of the said Adam Whann I give devise and bequeath the said Tract piece or parcel of Land so as aforesaid conveyed to me by Henry D Miller to Hiram McCullough my Executor hereinafter named his heirs and assigns in trust to sell and dispose of the Farm and to divide the net proceeds thereof into four equal parts and I give devise and bequeath said four Equal parts of the net proceeds of the Sale of the Said Tract piece or parcel of Land in the following manner and to the following persons, namely. One fourth part thereof to my said daughter Anna Maria Ricketts absolutely. One fourth part thereof to my daughter Sarah Jane McCullough absolutely. One fourth part thereof to Henry H Gilpin Jr, Margaret Ann Gilpin and Adam Whann Gilpin children of Henry H Gilpin and Margaret W Gilpin to be equally divided between them and to be paid to them when they severally arrive at the age of twenty one years without interest and the remaining one fourth thereof to my nephew Henry C Mackall to be his absolutely. And I further give devise and bequeath the said two lots pieces or parcels of Ground in Elkton conveyed to me as aforesaid by the said Levi H Evans and Rachel S(?) Evans his wife after the death of my Said Brother Adam Whann to the said Hiram McCullough his heirs and assigns in trust to sell and dispose of the same and to divide the net proceeds thereof Equally between the said Anna Maria Ricketts, Margaret W Gilpin, Sarah Jane McCullough, William W Mackall, Henry C Mackall, Richard C Mackall and Margaret W Mcbean(?) share and share alike. I give devise and bequeath unto my said Daughter Anna Maria Ricketts the following articles of Personal Property. Two Bedsteads and Bedding, one mahogany sofa or settee, one side board, one mantel glass, ? parlor chairs in my parlor, my china dinner and Tea Set, Silver Tea pot sugar dish and cream jug, Nine dessert Silver spoons, two butter Knives and one Astor Lamp, my new carriage and my negroes George and Eveline, the same to be Sole and absolute property of my said daughter Anna Maria Ricketts. I give devise and bequeath unto my daughter Sarah Jane McCullough my negro Boy Alexander to be hers absolutely. I will and direct that my negro woman Hannah shall be free at my decease. All the rest and residue of my Personal Estate I order and direct to be appraised in the usual manner by appraisers appointed by the Orphans Court as soon after my decease as it can conveniently be done and I give and bequeath the same to my daughter Anna Maria Ricketts for and during the natural life of my brother Adam Whann my said daughter Anna Maria Ricketts paying towards the maintenance and support of my negro woman Hannah during the life of my said brother the sum of Eighteen Dollars and after the death of my said brother the said property to be the absolute property of my said daughter Anna Maria Ricketts upon condition that She pay to my Executor hereinafter named the said appraised value thereof. I will and direct my Executor hereinafter named to invest out of the said appraised of the said residue of Personal Estate as soon as the same shall be paid to him by the said Anna Maria Ricketts the sum of Three Hundred Dollars and to pay the interest thereon to my said negro woman Hannah during her natural life: And to divide the residue of said appraised value of the residue of my Personal Estate Equally between the said Anna Maria Ricketts, Margaret W Gilpin and Sarah Jane McCullough Share and Share alike and also after the death of the said negro woman Hannah to divide the sum so invested for her support Equally between the said Anna Maria Ricketts, Margaret W Gilpin and Sarah Jane McCullough. And lastly I do hereby nominate constitute and appoint my Son in Law Hiram McCullough the Sole Executor of this my last Will and Testament hereby revoking and annulling all former and other Wills by me at any time heretofore made, hereby ratifying confirming and declaring this and none other to be my Last Will and Testament. In testimony whereof I Mary W Ricketts Testatrix hereinbefore named do hereunto subscribe my name and affix my Seal this Twenty Seventh day of March in the year of our Lord one thousand eight hundred and fifty one Mary W Ricketts (her mark) Signed Sealed published and declared by Mary W Ricketts the Testatrix therein named as and for her Last Will and Testament in the presence of us who in her presence at her request and in the presence of each other have Subscribed our names as witnesses thereto Louisa T(?) Kitty Ann John Joseph R Brown To the Honorable the Judges of the Orphans Court of Cecil County The Undersigned Executor of Mary W Ricketts deceased respectfully reports to the Court that after trying without success to sell at Public Sale the residue of the Real Estate of the said deceased directed in and by her Last Will and Testament, to be sold not heretofore sold and reported to the Court consisting of a Tract of Land called White Hall Containing Two Hundred and Seventeen and a half acres more or less, he has at last sold the same to Daniel Arbuckle Jr of the City of Philadelphia for the sum of Seven Thousand dollars current money. Four Thousand dollars to be paid in cash on the twenty fifth day of March next and the residue in three six and nine months from the said twenty fifth day of March. All which is respectfully submitted. Matthew Borlands on note dated the twenty fifth day of March Eighteen hundred & sixty four with intrest(sic) from date $1439.40 W&W Armstrong on Note dated the twentieth day of Feb 1868 Payable at twelve months intrest(sic) From 20 Feb 1868 $ 325.00 C C Brokaw on due Bill dated Jany 6, 1869 $ 72.94 Matthew Borland on open acct $ 40.00 Washington Alexander due on the first of May 1868 her yearly income of one hundred pr year and from the first day of May 1868 to the Eighteenth day of Septemb(sic) of said year in proportion $ 138.33 John A D Arthur A Mackie to Rent due her for five Months and Eighteen days later at a yearly Rent of Sixty two Dollars per year $ 28.53 ---------- $2044.61 Cecil County, Sct Oct 20, 1869 Then came Mathew Borland Executor of Ann Alexander late of Cecil county, deceased, and made oath on the Holy Evangely of Almighty God that the aforegoing and annexed is a true and perfect list of Debts, desparate and sperate(sic), due to the said deceased, which had come to his sight or knowledge at the time of the making thereof.
