The submitter has given permission to the USGenWeb Archives to store the file permanently for free access. http://www.usgwarchives.net *********************************************************************** Deed Between Elizabeth Lyon and William Turner Recorded on March 19th 1805 in Charles County, Maryland At the request of William Turner the following Deed was recorded this 19th day of March Anno Domini 1805 - This Indenture made this seventh day of March in the year our Lord one thousand eight hundred and five between Elizabeth Lyon of Charles County and State of Maryland, of the one part, and William Turner of County and State aforesaid, of the other part, Witness eth that the said Elizabeth Lyon for and in consideration of the sum of current money of Maryland to her in hand paid by the said William Turner owe the receipt whereof the said Elizabeth Lyon doth acknowledge hath granted bargained and sold aliened and confirmed and by these presents doth grant bargain and sell alien and confirm unto the said William Turner Sen. His heirs and assigns forever part of "Calverton Manor" lying and being in Charles County aforesaid beginning at a bound white oak standing on a point of Swanson's Creek by a marsh of said creek, beginning bound tree of John Forbes lot N fifteen and running south twenty-one degrees fifteen minutes west to a bound stone, the second boundary of lot N fifteen, then south twenty-eight degrees fifteen minutes west to a bound stone the third boundary of lot N fifteen, then south thirty-five degrees fifteen minutes west to a bound stone the fourth boundary of lot N fifteen, then south twenty-nine degrees fifteen minutes west to bound stone the fifth boundary of lot N fifteen, then south twenty-two degrees fifteen minutes west to a bound stone, the sixth boundary of lot N fifteen, then south thirty-four degrees fifteen minutes west three perches to bound stone of Mary Venable's lot N fifteen then south fifty-six degrees forty-five minutes east to a cedar planted in the earth, agreed on between John Moran and Charles Moran, then running and binding with John Moran's land to the creek, as agreed on by John Moran and Charles Moran, that is, running from the said post to a post planted at the head of a break at the end of a ditch, then with the said ditch to a marked white oak standing on a point at the head of a small branch then down and with said branch to an oak standing on the north side of the mouth of the mid branch by a ditch the original beginning of a land called "Rebecca's Delight", then running with the said ditch to a marked cedar standing on a point, then with the said ditch to a cedar post planted in the earth at the end of the said ditch on the south side of the said creek, then running up the with the lines of lot N seven, eight and nine, to the first beginning, containing one hundred and eighty-five acres, together with all the buildings improvements benefits and advantages whatsoever thereunto belonging or in any will appertaining To Have and To Hold the said parcel of land and premises with the appurtenances and every part thereof unto the said William Turner Sen his heirs executors, administrators or assigns, to him and their proper use and be hoof forever, and lastly I the said Elizabeth Lyon for myself my heirs executors administrators or assigns or any other person or persons the said parcel of land and premises and every part thereof against all persons whatsoever to the said William Turner Sen his heirs or assigns shall and will well and truly warrant and forever defend by these presents, In Witness whereof the said Elizabeth Lyon hath hereunto in her hand and seal the day and year first above written - Signed sealed and delivered in the presence of us - Elizabeth Lyon {seal} Alexander McPherson, Ignatius Middleton On the back of the afore going Deed is this written to wit, Charles County Sc March 7th 1805, then came Elizabeth Lyon before us two of the justices of the peace in and for the County aforesaid and acknowledge the within instrument of writing to be her act and deed and the land and premises therein mentioned to be the right title and fee simple Estate of the within William Turner Sen his heirs and assigns forever, according to the true intent and meaning of the within deed and the act of Assembly in such case made and provided.
