Lyon the following Deed was recorded this 8th day of April Anno Domini 1836 - This Indenture made this second day of April in the year of our Lord eighteen hundred and thirty-six between Ann Lyon of Charles County in the State of Maryland of the one part and Thomas Chapman Lyon Cousin of the said Ann Lyon of the other part witness eth that the said Ann Lyon as well for and in consideration of the natural love and affection which she the said Ann Lyon hath and bear eth unto the said Thomas C. Lyon as (?) for the maintenance support livelihood and preferment of him the said Thomas C. Lyon hath given granted, aliened , enscoffed and confirmed and by these presents doth give grant, alien enscoff and confirm unto the said Thomas C. Lyon his heirs and assigns forever a certain tract of land lying and being in Charles County in the State of Maryland being part of a survey called and known by the name "Foxes Race" and bounded for the same as follows to wit beginning for the same at a bounded beech standing in a small branch called Fell pails branch running thence south twenty-two perches, south thirty-two degrees east fourteen perches thence north eighty-three degrees west twenty-eight perches thence south forty-eight degrees west seventy perches thence south twenty-three degrees west thirty-three perches thence south thirty degrees west one hundred and six perches thence north seventy-six degrees west fifty-eight perches thence north four and a half degrees east one hundred and seventy-three perches thence north thirty-six degrees east eighty-four perches thence south forty-three degrees east fifty perches thence south seventy degrees east eighteen perches thence east sixty-four perches thence with a straight line to the beginning containing and laid out for one hundred and sixty-five acres of land to be the same more or less. Also one other tract of land adjoining the aforesaid tract called and know by the name of the "Wicket" bounds for the same as follows beginning at a bounded white oak sapling marked with six notches standing on a plain running thence north seventy-eight degrees west fifty-eight perches thence north two and a half degrees east thirty-seven perches to the line of "Foxes Race" thence south seventy-eight degrees east seventy-five perches thence with a straight line to the beginning containing fifteen acres of land together with all and singular the houses, buildings advantages emoluments here ditaments and appurtenances, whatsoever to the said tract of land and premises hereby mentioned or intended to be granted and confirmed unto the said Thomas C. Lyon as aforesaid or any part or parcel thereof belonging or in any wise appertaining or therewithal commonly held used occupied or enjoyed or accepted , reputed, taken or known as part or parcel of or belonging to the same and the reversion and reversions, remainder and remainders, rents issues and profits of all and singular the said premises with their appurtenances and all the Estate right title interest property claim and demands whatsoever of her the said Ann Lyon of in and to the said tract of land and premises and of in and to every part and parcel thereof with their and every their appurtenances, To Have and To Hold the said tract of land and all and singular other the premises hereby granted and confirmed or mentioned or intended so to be with their and every of their appurtenances unto the said Thomas C. Lyon his heirs and assigns to the only proper use and be hoof of him the said Thomas C. Lyon his heirs and assigns forever and the said Ann Lyon for herself her heirs executors and administrators doth covenant, grant and agree to and with the said Thomas C. Lyon his heirs and assigns shall and lawfully may immediately after the death of her the said Ann Lyon and at all times thereafter peaceably and quietly have hold use occupy possess and enjoy the said tract of land and premises hereby granted and confirmed or mentioned or intended to be hereby granted and confirmed with the appurtenances thereunto belonging free and clear and fully discharged or will and sufficiently saved kept harmless and identified of from and against all former and other gifts, grants, bargains, sales, jointures, scoffments, Estate, entails, rents, rent charges, arrearages of rent judgments, executions and of, from and against all former and other titles, troubles, charges and encumbrances whatsoever had, done or suffered by the said Ann Lyon her heirs or assigns or any other person or persons lawfully claiming or to claim in by form or under her them or any of them. In Witness whereof the said Ann Lyon hath hereunto subscribed her name and affixed her seal the day and year first herein before written - Signed sealed and delivered in presence of- Ann Lyon {seal} John Hughes, Benjamin Adams At the foot of the afore going Deed is this written torris, Maryland, Torris, on the 2nd day of April in the year of our Lord eighteen hundred and thirty-six personally appears Ann Lyon of Charles County party grantor mentioned in the within or instrument of writing before us the subscribers two justices of the peace for the said State for Charles County and acknowledge the said within Deed of instrument of writing to be her act and deed and the lands and premises therein mentioned to be the right and Estate of Thomas C. Lyon party grantee also therein mentioned his heirs and assigns forever according to the purposed true intent and meaning of the said deed or instrument of writing and acts of Assembly in such case made and recorded and we further certify that we are satisfied of our own knowledge that the said Ann Lyon acknowledging as aforesaid is the identical person named and described as and professing to be the party grantor in said deed.
