Tull, trustee as hereinafter set forth, of Frederick County, in the State of Maryland: Whereas a certain Wesley S. Tull, late of Frederick County, deceased, who died intestate in the year A.D. 1908, was seized in fee during his lifetime of a certain tract or parcel of land containing ten acres, more or less, situated north of and adjacent unto Frederick City, Md, here-in-after described; and whereas the said Wesley S. Tull died leaving surviving him a widow, Eleanor M. Tull, and two infant children, Mary Esther Tull and Howard S. Tull, both of whom are still living. Eleanor M. Tull, has sold the aforesaid real property to a certain David G. Everhart, of Frederick County, Maryland, and the said David G. Everhart has paid into court the sum of five-hundred ($500.00) as a part payment of the purchase money, which sale was duly reported to and ratified and confirmed by the Circuit Court of Frederick County. Now, therefore, this DEED witnesseth, that, for and in consideration of the premises and the sum of twelve-thousand-five-hundred-fifty dollars ($12,550.00) having been paid upon the delivery of this deed. This parcel of land situated in Frederick County, in the State of Maryland, on the north side of Frederick City, and on the east side of the Frederick and Woodsboro turnpike road. North 71-1/4 degrees West 39-4/10 perches to the east side of Frederick and Woodsboro turnpike road and with said east side of said road, South 23-1/2 degrees, West 44-4/10 perches, containing NINE acres, three roods and TWENTY-FIVE square perches of land, more or less.
