This indenture made this tenth day of March one thousand seven hundred and eighty five between Christopher Riffell of Frederick County and State of Maryland of the one part and Davault Kemp of the county and State afsd of the other part. Witnesseth that the said Christopher Riffell for and in consideration of the sum of one hundred pounds specie to him in hand paid by the said Davault Kemp the receipt whereof is hereby acknowledged hath given granted bargained sold aliened confirmed and made over and by these presents doth give grant bargain sell alien confirm and make over unto the said Davewalt Kamp his heirs and assigns forever all that part of a tract or parcel of land being part of a tract of land called Earnest Choyce lying and being in the county and state aforesaid situate on the north side of Little Pipe Creek. Beginning at the end of thirty five perches on the sixth course of said Earnest Choyce and running thence south thirtyseven degrees, East fifteen perches, North fiftynine degrees, East eleven perches, North thirtyseven degrees, West fifteen perches, then by a straight line to the beginning containing one acre of land more or less to have and to hold the aforesaid land and premises with the appurtenances thereunto belonging or in any wise appertaining unto him the said Dawault Kemp his heirs and assigns forever, and to the only proper use and behoof of him the said Davault Kamp his heirs and assigns forever, and to no other use intent or purpose whatsoever. And the said Christopher Riffell for himself and his heirs doth covenant promise and agree to and with the said Devault Kemp his heirs and assigns and every of them that him the said Christopher Riffell and his heirs shall and will warrant and forever defend the aforesaid land and premisses unto him the said Davault Kemp his heirs and assigns forever from and against all manner of persons claiming and right or title thereto from by or under him or them. And the said Christopher Riffell doth for himself and his heirs further covenant and agree to and with the said Davault Kemp his heirs and assigns and every of them that he the said Christopher Riffell and his heirs shall and will from time to time and at all times hereafter at the reasonable request and at the proper cost and charges of the said Davault Kemp his heirs and assigns make do suffer and execute or cause and procure to be made don suffered and executed all and every such other act of acts, deed or deeds, conveyance or conveyances, assurance or assurances for the further and better conveying and assuring the hereby bargained land and premises unto him the said Dawault Kemp his heirs and assigns forever, or his or their council learned in the law shall be reasonably advised devised or required provided such other deed or deeds, act or acts, conveyance or conveyances, assurance or assurances contain no other warranty than is hereby already proposed. In witness whereof the said Christopher Riffell hath hereunto set his hand and affixed his seal the day and year above written. Witness Joseph Wood Jo Carmack Christfer Rübel On the 10 th day of March 1785 came Christober Riffell before us the subscribers two of the Justice of the Peace for Frederick County and acknowledged the within instrument of writing to be his act and deed and the land and premises therein mentioned to be the right and estate of the within named Davault Kemp his heirs and assigns forever.
