At the request of William Dennis th[e] following Deed was Recorded November 19[th] 177[0] to wit, This Indenture made this seventeenth Day of October in the year of our Lord seventeen [H]undred and seventy eight between Charles Coats of Montgomery County in the Province and State of Maryland plater of the one part and William Dennis of this said County and Province planter of the other part Witnesseth that the said Charles Coats for an in the consideration of sixty five pounds Current Money by the said William Dennis unto the said Charles Coats in hand paid before the ensealing and delivery of these presents hath given granted bargained sold [aliened] [o]n foo[t] set over and confirmed and by these presents doth give grant bargain sell alien on foo[?] [s]et over and confir[m] unto the said William Dennis his heirs Executors Administrators and Assigns a [part] of a Tract or parcel of Land called Daniels Discovery lying and being in Montgomery County but formerly called Frederick County beginning at this end of forty one perches in the fourth line of the aforesaid Tract of Land called Daniels Discovery and running thence South seven perches then South fifty five Degrees East sixty four perches then South twenty three and a half Degree[s] West thirty perches then North seventy five Degrees West sixty five perches and then with a straight Line to the beginning containing and now laid out for Thirteen Acres of Land be the same more or less together with all and singular the [e]difice[s] improvements benefits and Advantages whatsoever [to] [this] same belonging or in any wise appertaining to have and to hold this Land and premises aforesaid and every part and parcel thereof with their and every of their Appurtenances unto the said William Dennis his heirs Executors Adm [r.s] and Assigns forever and to no other [use] intent or purpose[s] whatso[-]ver and the said Charles Coats for himself and his heirs Ex.[rs] Adm.[rs] and Ass.[ns] doth covenant promise and ag[rees] to and with the said William Denni[s] his heirs Ex.[rs] Adm.[rs] and Ass.[ns] that the said Charles Coats his Ex.[rs] Adm.[rs] shall and will at the reasonable request cost and charges in the Law for him the said William Dennis his heirs or Ass.[ns] make do legally execute all and every such further lawful and reasonable A[ssur]ence and conveyance or other Instrument of writing for the further securing and conveying the hereby granted land and premises unto him the said William Dennis his heirs Ex.[rs] Adm.[rs] or Ass.[ns] or by the said William Dennis or his or their Council [be]aring in the Law shall be reasonably advised [d]evi[sed] or[r]equi[re] and finally the said Charles Coats for himself his heirs Ex.rs Adm.rs [&] Ass.[ns] forever hereafter against all manner of person or person[‘]s claims or demands whatsoever dot[h] warrant and forever defend In Testimony hereof the parties abovesaid to these presents have interchangeably have set their hands and affixed their Seals this Day and Year above written, Charles Coats (seal) Signed Sealed & Delivered in Presence of [And.] Campbell Elisha Williams On the Back of which Deed was this [emcoivce] to wit, Received of the within named, William Dennis the within Sum of Sixty five pounds Current Money it being the consideration within [abpreju]ed this 17 October 177[0] Charles Coats Witness present [An.]d Campbell Elisha Williams On the seventeenth Day of October came before us the Subscribers two of the Justices for Montgomery County and Province of Maryland the within named Charles Coats who did acknowledge the within Instrument of writing to be his Act and Deed and [the] Land and premises therein mentioned to be the right of the within named William Dennis his heirs Ex.rs Adm.rs and Ass.ns forever according to the true meaning and Act of Assembly in that[t] Case made and provided- Acknowledged before [And.] Campbell Elisha Williams”
