Craufurd and Josephine Craufurd his wife and Elizabeth Taylor ortherwise called Elizabeth Craufurd the natural Mother of the said George T., all of Prince Georges County in the State of Maryland. Witnesseth, that for and in consideration of the sum of fifteen thousand two Hundred and fifty dollars current money of the United States paid and secured to be paid by William Z. Beall of said State and County at and before the sealing and delivery of these present to the parties of the first part hereto which is hereby acknowledged, the said parties of the first part do hereby give, grant and sell unto the said William Z. Beall in fee simple all their right, title, interest and Estate at Law and in Equity, whether under the last will and testament of Thomas B. Craufurd deceased or otherwise to the said parties of the first part devised of, in, and to, All that portion of the real Estate of the late Thomas B. Craufurd now in the possession of the said George T. being all that portion of Lot 1 as designated and laid down by the surveyor and Commissioners heretofore appointed to divide the real Estate of Thomas B. Craufurd among his devisees in fee as will appear by the record of the proceedings in the cause of Thomas F. Bowie, Guardian to George T. Craufurd and others, complainants and John H. Sansbury and Mary E. his wife, defendants now of record in the Circuit Court for Prince Georges County sitting as a Court of Equity and by the final decree therein and which has not been heretofore sold and conveyed by the said George T. Craufurd and his wife to one Albert B. Berry of said County, suppposed to contain and include for the property hereby conveyed the quanity of two hundred acres more or less so as to include the dwelling house and out houses on said Estate. And the said parties of the first part do hereby covenant and agree to with the said party of the second part that they will Jointly and severally warrant and defend unto him the said party of the second part, All the aforesaid two hundred acres of land being part of Lot 1, the one aforesaid, against all and every person or persons claiming the same or any part thereof through, from ,or under, them or any of them. And said parties of the first part do hereby further covenant and agree with the said party of the second part that they will jointly or severally hereafter execute acknowledge and deliver to the said party of the second part such deed or deeds as his counsel learned in the law may require or desire for the more effectually conveying and assuring to him the said party by the second part in fee simple a clear and unencumbered title to the said two hundred acres of land free,clear, and discharged of any liens Judgements or mortgages created thereon by the said George T., either by himself or in conjunction with his aforesaid wife or mother, or of any potential right of dower therein which does now or may hereafter be supposed to belong to his aforesaid wife, the said Josephine Craufurd, or any right Estate or interest which the said Elizabeth Taylor otherwise called Craufurd, the natural mother of the said George T. and a party grantor to this deed may be entitled to under the last will and testament of the said Thomas B. Prince Georges County, Maryland This Deed, this 22 day of November in the year of our Lord, one thousand Eight hundred and fifty eight, by Washington J. Beall and Mary A. Beall his wife of Prince Georges County in the State of Maryland. Witnesseth that for and in consideration of the sum of fifteen thousand and four hundred dollars the said Washington J. Beall and Mary A. Beall his wife do grant unto Albert B. Berry of said County and State all that part of a tract or parcel of Land lying and being in said County known as a part of Greenwood Park or by whatever name or names the same may be known, being the whole of the real Estate which was allotted to one George T. Craufurd in the division of the real Estate of the late Thomas B. Craufurd except one hundred and eighty four acres thereof which was heretofore sold and conveyed by the said George T. Craufurd and Josephine his wife to the said Albert B. Berry. A more particular description of which will be seen by reference to a deed of said real Estate from the said George T. Craufurd and Josephine his wife to the late William Z. Beall recorded among the land records of said County in fee simple. And the said Washington J. Beall and Mary A. his wife covenant that they will warrant generally the property hereby conveyed of. And the said Washington J. Brady (1883) THIS MORTGAGE, made this 22nd day of March in the year one thousand eight hundred and eighty three by John O. Brady and Caroline E. Brady of Prince Georges County in the State of Maryland, of the one part, to Kate K. Henry of Washington City of the other. Whereas the said John O. Brady is indebted unto the said Kate K. Henry on his promissory notes dated Jay 1, 1883, as follows: One for $236.08 payable in one year from date; one for $1750.00 payable in two years from date, one for $1000.00 payable in three years from date, and one for $2000.00 payable in four years from date, and being further unto the said Kate K. Henry in the sum of $263.92, at the request of the said Kate K. Henry has made and delivered his promissory note therefor dated Jany 1st, 1883, payable in one year and bearing interest like all the above mentioned notes payable every three months to a certain Enos F. Pumphrey, the said Pumphrey holding a judgement against the said Kate K. Henry for a like sum and this payment being made to him to free the Land hereafter described from the lien of said judgement so that the said Brady may obtain a clear title to the same. In consideration of the above indebted being the said Land which has been conveyed to the Brady by deed dated. Now this Mortgage witnesseth, that in consideration of the premises, and of the sum of one dollar, the said John O. Brady and Caroline E. Brady his wife do grant unto the said Kate K. Henry in fee simple all that piece or parcel of ground situate, lying and being in Prince Georges County aforesaid and described as follows, to wit: Begining for the same at the beginning of Lot No. one, of the subdivision of the real estate of the late David Craufurd made by George W. Jackson in January 1875, a plat of which is filed in cause No. 926 Equity in the Circuit Court for Prince Georges County aforesaid and contained within the following metes and bounds courses and distances to wit: S 82 degrees 4' E 29.50 perches N 4 degrees E 40 p. N 11 degrees 15' E 38.50 p. to a stone, N 41 degrees 15' E 20 p. to a stone, N 9 degrees 115' W 111 p. to a stone, N 1 degree E 50 p. to a Gum tree, N 53 degrees 15' w 20.50 p. S 12 degrees 15' E 2.50 p. S 85 degrees 30' E 100 p. to a stone, S 0 degree 30' W 30p to a stone the beginning containing one hundred and seventy seven acres and twenty one perches more or less. Being the same land which was conveyed by the said Kate K. Henry and Mary M. Kearney, trustee and Mary M. Kearney and John B. Brooke, trustee to the said John O. Brady by deed dated February 27, 1883 and recorded among the land records of Prince Georges County in Liber J.W.B. No. 1 folio 685 and commonly called 'RANELAGH'. Together with the buildings and improvements thereupon and the rights roadways, privileges, appurtenances and advantages, thereto belonging or in any wise appertaining. Provided that if the said John O. Brady his heirs, executors, administrators or assigns shall pay his aforementioned promissory notes and interest thereon as they respectively become due according to the tenor of said notes and shall perform all the covenants herein on his and their part to be performed, then, this mortgage shall be void. And it is agreed that until default be made in the premises, the said John O. Brady shall possess the aforesaid property upon paying in the meantime all taxes and assessments of every kind levied or assessed or to be levied or assessed on said hereby mortgaged property and on the mortgage debt and interest hereby intended to be secured, which taxes and assessments mortgage debt and interest the said John O. Brady for himself and his heirs, executors administrators and assigns, does hereby covenant to pay when legally demandable. But in case default be made in the payment of the mortgage debt aforesaid when and as payable or the interest thereon, which shall accrue or any part of either one of them or in any agreement, covenant or condition of the mortgage then the entire mortgage debt, intended to be hereby secured, shall be deemed due and demandable and these presents are hereby declared to be made in Trust and the said Kate K. Henry, her executors, administrators and assigns or F. Snowden Hill their hereby duly constituted Attorney or Agent are by these presents authorized and empowered, at any time, after such default to sell the property hereby mortgaged, or so much thereof as may be necessary to satisfy and pay such mortage debt, interest and cost and to grant and convey the said property to the purchaser. Snowden Hill ============== Deed: Henry, Kearney, Brooke, et al (1883) THIS DEED, made this twenty-seventh day of February in the year of Our Lord One thousand eight hundred and eighty-three by and between Kate K. Henry, Mary M. Kearney Trustee under and by virtue of a deed from Sarah Forrest dated on the day of in the year of our Lord One thousand eight hundred and sixty two, of record in the Circuit Court for Prince Georges County in Liber F.S. No. 1 folio 201 and Mary M. Kearney and John B. Brooke Trustees under and by virtue of a deed of trust from the said Mary M. Kearney to the said John B. Brooke of Prince Georges County dated on the 17th day of November 1862 and recorded in Liber F.S. No. 1 folio 522 of the one part and John O. Brady of said County and State of the other part, the said parties of the first part being all of said Prince Georges County in the state of Maryland. Whereas heretofore to wit on or about the day of 18 a certain David Craufurd late of said County departed this life possessed of a large and valuable personal and real estate leaving a last Will and Testament, but at the time of his death being supposed to be intestate which said Will and Testatment having been since his death discovered and duly admitted to probate in the Office of the Register of Wills of said County recognition whereof is hereby admitted. Whereas in cause No. 1275 Equity in the Circuit Court for Prince Georges County, Mary M. Kearney and others versus Thomas O. Sandsbury and others, it was admitted by the counsel for the respective parties that said will was valid and that the devisees under said will were entitled to their respective interests in said real estate under and in pursuance of said will. And whereas a decree of the Circuit Court for Prince Georges County as a Court of Equity, dated on the 29th day of March 1881 ratifying the agreement theretofore made by the parties and their counsel was passed. By which said same Lot No. 1 as laid off and assigned in cause No. 926 Equity and described in said cause by metes and bounds, courses and distances as containing one hundred and seventy seven acres and twenty one perches was adjudged and decreed to be the property of the parties grantors to this deed. And whereas the decree passsed in No. 1275 Equity ratified and sanctioned the said property described as Lot No. 1 as the property of the said the parties grantors to this deed. And whereas the said parties of the first part are anxious and willing to sell said lot of Land and Real Estate at and for the sum of six thousand seven hundred and fifty dollars to the said John O. Brady. Now therefore this Indenture witnesseth that the said parties of the first part for and in consideration of the premises aforesaid the sum of six thousand seven hundred and fifty dollars and the further sum of ten dollars current money to them in hand paid by the said John O. Brady at or for the sealing and delivery of these presents the receipt of which is hereby acknowledged do grant bargain and sell aliens eufeoff (sic) release and confirm (from all and every liability and lien to which said property may be subject and the title to which said property we hereby specially warrant) unto the said John O. Brady all that lot part of a tract piece or parcel of land situated in Kent District Prince George's County aforesaid call and known as "RANALAH", "GREENWOOD PARK and GREENWOOD PARK ENLARGED", "WESTPHALIA", "FEDERAL HILLS", "WARING'S GROVE" or by whatsoever other name or names the same may be called or known adjoining the lands of B.L. and W.B. Jackson, George Blaine, the late Calvert Brown and others being Lot No. 1 of the real estate of David Craufurd deceased made by George W. Jackson, County surveyor in January 1875, plat of which is filed in said cause No. 926 Equity, reference to which may be had, and which is contained in the following metes and bounds courses and distances to wit: South 82 degrees.08' East 29.50 perches, North 9 degrees 00' East 40.00 perches North 11 degrees 15' East 38.50 perches to a stone North 1 degree 00' East 50.00 perches to a Gum tree North 53 degrees 15' West 20.50 perches, North 88 degrees 15' West 108.00 perches to a Poplar North 1 dgree 00' East 7.40 perches, North 88 degrees 00' West 60.00 perches to a stone South 0 degree 30' West 30.00 perches to a stone the beginning containing one hundred and seventy seven acres and twenty one perches. To have and to hold the aforesaid lot of land and Real Estate with the appurtenances and all the right title of the devisees and heirs at law of the said David Craufurd deceased unto and to and for the sole use and benefit of the said John O. Brady heirs and assigns forever in fee simple. And we the parties of the first part do hereby specially warrant and defend the title to the said lot of land and Real Estate unto the said John O. Brady party of the second part, unto him his heirs and assigns forever in fee simple. And whereas the said Kate K. Henry hath purchased the life estate of the said Mary M. Kearney in and to said real estate under and by virtue of a writ of Fieri Fucias which issued out of the Circuit Court for Prince Georges County in a suit between Moses Kelly and the said Mary M. Kearney and is willing and desirous to convey her interest as purchaser of said life interest as aforesaid as also all other interest which she may have either at law or in Equity doth therefore hereby further unite in these presents in order to secure to the purchaser of said lot of land a good and perfect title to the same. As by reference to the deed from the Sheriff of Prince Georges County and to the proceedings under which the sale of the life estate of the said Mary M. Kearney to the said Kate K. Henry will more fully appear and which proceedings are of record in said Court. Beall (1858) This deed, made the Eighth day of September in the year of Our Lord, One Thousand Eight hundred and fifty eight between Washington J. Beall and Mary A. Beall his wife of Prince Georges County and state of Maryland of the one part, and John H. Sansbury of the state and county aforesaid, Trustee of the other part. Witness that whereas for the purpose of carrying out the intention of our late dec brother, Wm Z. Beall, and also for and in consideration of the sum of five dollars current money the receipt of which is hereby acknowledged, are bargained and sold unto the said John H. Sansbury, Trustee as aforesaid, the following property to wit, a tract, or parcel of Land of which the said William Z. Beall, late of said County died seized and possessed, and with which other Lands was allotted to the said John H. Sansbury and Mary E. his wife in the division of the real estate of the late Thomas B. Craufurd under a commission, and by said Sansbury and wife sold to William Z. Beall and was conveyed by Deed to said Beall, said Land is called and known by the name of "Addition to Offutts Addition" and "Offutts Adventure" and said to contain by recent survey One Hundred and forty one and one quarter acres more or less adjoining the lands of Zach. Berry, Thomas P. Ryon, and others lying immediately on the road leading from the forrest of Prince Georges County to the Long Old fields, In Trust to the said John H. Sansbury for the following purpose to wit, In Trust for the use of his son Thomas Offutt Sansbury until he shall attain the age of Twenty-one years, with full power and authority, however, to the said John H. Sansbury to sell and dispose of all or any portion of said land at any time he may think proper sotodo.
