This deed made this 2nd day of October A D 1848, by and between John M. Hickam 
of one part and his mother Catherine Hickam of the other part, all of Boone 
County & State of Missouri. Witnesseth that the said first party in 
consideration of the sum of $275.00 to him paid by the second party the receipt 
of which is hereby acknowledged, & for the further consideration of his great 
natural love & affection for his Mother, Brothers & Sisters, & Father, hath 
this day granted, sold, & deeded over and by these presents, doth grant, 
bargain, sell & deed over to said Catherine during her life or as long as she 
shall remain the widow of her present Husband if she survive him, & if he 
should survive her, he taking a courtesey at her death as at common law, and 
after the deaths of said Catherine & her present husband Richard Hickam, to go 
to their children & the children of said Richard Hickam, by his first wife all 
in equal shares, Equally to be divided & the quarter to be included in the 
number & value to revert to him such an interest in that event, provided 
however that the rights of said children & heirs of said Catherine & Richard 
are to depend upon the contingency of said land being unsold & not transferred 
when they both die, and they are empowered & have the right either of them 
during the existence of their or either of their estate therein--if they or 
either of them wish to sell or trade upon the same. The land so sold & conveyed 
as above is as follows, to wit: lying in Boone County Missouri & described as 
follows: Eighty acres the East half of this North West quarter of section 
sixteen, in Township forty seven & Range thirteen, with all and singular the 
rights, privileges and appurtences thereunto belonging in in anywise 
appertaining. And the said John M. Hickam warrants the title of said land 
against the claim or claims of all and every person whomsoever claiming and him 
& not otherwise to said Catherine and others as above specified.  Witness the 
hand & seal of said John M. Hickam this day and date aforesaid.

Be it remembered that on this second day of October in the year of our Lord one 
thousand eight hundred and forty eight, personally came before me, Clerk of the 
Circuit Count and .............. of the County of Boone, John M. Hickam, who is 
personally known to me to be the person whose name is enscribed to the written 
and foregoing deed as or party then to and as having ............the same and 
acknowledged the same to be his act and deed for the purposes therein 
mentioned. In Testimony whereof I hereto set my hand and affix the seal of said 
Circuit Court at office in Columbia, on this day and year aforesaid.

This deed from John M. Hickam to Catherine Hickam, was produced before me, 
Clerk of the Circuit Court, and Ex officio Recorder for Boone County, on the 
tenth day of February in the year of our Lord one thousand Eight hundred and 
fifty three, and with the certificate thereon Endorsed is duly Recorded in 
Book ....... pages 73 and 74.  Given under my hand as Recorder aforesaid with 
the seal of said Court hereto affixed, at office in Columbia, on this day and 
year aforesaid.
