Transcribed by Ronald J. Reid, 2006 This Indenture made and entered into this seventeenth day of April in the year of our Lord one thousand Eight hundred and sixty seven by and between Henry J. Right (sic) and Sarah Wright his wife of the County of Jackson and State of Missouri of the first part and Benedict Yates of the County of Clay and State of Missouri of the second part, Witnesseth: that said party of the first part for and in consideration of the sum of Two Hundred Dollars to them in hand paid the receipt whereof is hereby acknowledged have given granted bargained and sold and by these presents do give grant bargain sell alien convey and confirm unto said party of the second part and to heirs and assigns forever, certain tract piece or parcel of land lying and being in the County of ____ and State of ________ viz: One undivided sixth part (more or less) in and to the North West quarter of the South East quarter of Section No. Eleven (11) in Township No. fifty one (51) of Range No. Thirty (30) – Also the South West quarter of the South West quarter of same Section Township and Range, also the South East quarter of the South West quarter of same Section township and Range, containing in the aggregate one hundred & twenty acres more or less, being the lands assigned to his (sic) Mother Margaret Yates (then Jackson) for life by decree of the Clay Circuit Court made July 28th A.D. 1857, as reference to the record thereof will appear – the party of the first part, the said Henry J. Wright intending to convey to the party of the second part, whatever interest he may have in the dower lands aforesaid assigned to his mother by such decree, he as one of the heirs of said John Cruse deceased owning one undivided sixth interest in said lands. To have and to hold the said tracts pieces or parcels of land with all the appurtenances thereunto belonging or in any wise appertaining to the only proper use benefit and behoof of the said party of the second part and to his heirs and assigns forever, and the said party of the first part for his heirs executors and administrators covenant and agree to and with the said party of the second part and his heirs and assigns the said tracts or pieces or parcels of land and bargained premises every part and parcel thereof to the said party of the second part and to his heirs and assigns against all manner of claims will warrant and forever defend the same by these presents. In witness whereof the said Henry J. Wright and Sarah Wright of the first part have hereunto set their hands and seals the day and year above written Henry J. Wright Sarah Wright State of Missouri County of Clay Be it remembered that on this seventeenth day of April in the year of our Lord one thousand Eight hundred and sixty seven before me James Reed a Justice of the Peace within and for the County aforesaid personally appeared Henry J. Wright and Sarah Wright who are personally known to me to be the persons whose names are subscribed to the within and foregoing deed as having executed the same as parties thereto and have acknowledged the same to be their act and deed for the purpose therein mentioned, the said Sarah Wright the wife of the said Henry J. Wright being by me first made acquainted with the contents thereof and examined separate and apart from her husband whereby she executed the said instrument of writing freely and without compulsion or undue influence of her said husband acknowledged and declared that she executed the said deed and relinquishes her dower in the said lands and tenements therein mentioned voluntarily freely and without compulsion or undue influence of her said husband.
