Dickinson of the County and State aforesaid of the second part Witnesseth that the said Wesley Pierce and Margaret his wife for and in consideration of the sum of seventy five dollars to them in hand paid by the party of the second part the receipt whereof is hereby acknowledged do hereby grant bargain … convey and confirm unto the said William T.O. Dickinson his heirs and assigns forever all that tract of land situated and being win the County of Franklin and State of Missouri it being the north east fourth of the north east quarter of section twelve in range one east in township forty one north containing forty acres together with all and singular the appurtenances therewith belonging or in anywise appertaining to have and to hold the above described premises unto the said William T.O. Dickinson his heirs and assigns forever and the said party of the first part hereby covenanting that their heirs, executors and administrators will warrant and forever defend the title to the said premises and every part thereof unto the said party of the second part his heirs and assigns against the lawful claim or claims of every person or persons whatsoever claiming or to claim the same or any part thereof and that their lawfully seized indefeasible estate in fee simple in the real estate hereby conveyed and have good right to sell and convey the same and that the same is free from all encumbrances In witness whereof the said part of the first part have hereunto set their hand and seals day and year herein first above written. Bailey Wesley Pierce State of Missouri Margaret Pierce (her mark) County of Franklin Be it remembered that on this 29th day of March in the year of our Lord 1849 personally came before the undersigned a justice of the peace with in and for the county aforesaid Wesley Pierce and Margaret his wife whose names are subscribed to the foregoing instrument of writing as party thereto who are both personally known to me to be the persons that signed the foregoing instrument of writing and acknowledged that they executed and delivered the same as their act voluntarily and deed for the uses and purposes therein mentioned and the said Margaret being by me made acquainted with the content of said deed acknowledged on an examination apart from her said husband that she executed the same and relinquished her dower in the real estate therein mentioned freely and without compulsion or undue influence of her said husband.
