Brown and Mary Jane his wife of the County of Lewis in the State of Missouri of the first part and James M. Brown of the County of Monroe and State aforesaid of the Second part. Witnesseth that the Said parties of the first part for and in Consideration of the Sum of one Hundred Dollars in hand paid by the party of the Second part the receipt of which is hereby acknowledged do hereby Give Grant Bargain Sell Convey and Confirm unto the Said James M. Brown his heirs and assigns forever the following Described Lands to Wit: The undivided one fifth part of North East Quarter of the North East of Section thirteen Township Sixty of Range Seven West, also part of the North West quarter of the North West Quarter of Section Eighteen Township Sixty of Range Six West being on the West Side of the Fabius River to include the middle of the main channel of Said River, and also part of the South West Quarter of Section Seven Township Sixty of Range Six West being that part of Said quarter Section lying on the West Side of the Said River Fabius Containing Twenty Acres more or less in the three pieces of Land aforesaid. To Have and to Hold the aforesaid premises Reserving to Garland Brown & Hannah his wife the Right to the Said Granted premises during their natural life and unto the Said James M. Brown his heirs and assigns for Ever And the Said Willis G. Brown and wife do for themselves their heirs Executors and Administrators Covenant to warrant and Defend the aforegranted premises unto the said James M. Brown his heirs and assigns forever against the lawful claim or claims of all and Every person or persons whatsoever. In testimony whereof we have hereunto Set our hands and affixed our Seals the Day and year aforesaid. Willis G. Brown and Mary Jane Brown his wife both personally Known to the under Signed Justice of the Peace to be the Same persons whose names are Subscribed to the within Deed as parties thereto this Day appeared before me in Said County of Lewis and the Said Willis G. Brown then and there acknowledged that he Executed the Said Deed for the uses and purposes therein Expressed and the Said Mary Jane Brown having been by me made acquainted with the contents of Said Deed and on examination apart from her said husband acknowledged that She Executed the Said Deed and Relinquished her Dower in the Real Estate therein mentioned freely and without compulsion or undue influence of her Said husband.
