St. Charles County, Missouri Deeds - James Williams Deed Record E-pages 217-218 – St. Charles County Missouri To all people To whom these presents shall Come. Know ye that James Williams of the County of St. Louis in the Territory of Mipouri Have this day bargained and sold apigned transferred and Let over unto William H. Dunnica of the County of St. Charles in the Territory aforesaid The one equal undivided half part of a tract of Land bying and being in the Village of Cote Sans apun in the County & Territory aforesaid & Bounded as follows On the South by the River Mipouri & on the West by Joseph Tebs & on the East by Joseph Revon & on the North by Public Lands it being the same tract or parcel of Land that the said James Williams bot of Henry Duvall by deed and Power of Attorney conveying the Right of presumption to the said James Williams bearing date the second day of October Eighteen hundred and Seventeen which can more fully be seen on Record at St. Charles. Now for and in consideration of the Sum of one Hundred and Eighty Eight Dollars To the said James Williams in hand paid by the said William H. Dunnica. He the said James Williams in hand paid by the said William H. Dunnica. He the said James Williams Has granted & Bargained and sold & by these presents do grant: bargain and Sell unto the said William H. Dunnica the one equal half part of the tract of Land above described by the same right and upon assurance who the said James Williams holds it at present. That is by the right of presumption & no other way & the said William H. Dunnica unto pay to the said James Williams the one half part of all The monies that may or shall be necessary to pay to the United States to complete the full payment of the same & the land is to be divided in the following form; To Wit, Beginning on the River on the Centre in Width & running back the hole depth of the land through the widths in width and The said James Williams for himself his heirs & do hereby covenant and agree to & with the said William H. Dunnica his heirs and assigns that as soon as the land aforesaid is paid for and cleared out of the Publick Land office which shall be established for the sake of the same that he will make execute and deliver to the said William H. Dunnica his heirs or assigns a good and sufficient Deed of Conveyance in fee simple to the one half part of the tract of land aforesaid described according to the bargain & as before mentioned & the said James Williams do hereby warrant and defend the tract of land bargained and sold as aforesaid to the said William H. Dunnica his heirs and assigns against himself his heirs & assigns forever. And also that the said William H. Dunnica shall take & receive possession of the tract of Land aforesaid bargained & sold according to the division as before mentioned and agreed upon & the said William H. Dunnica is to have that half part lying on the West side of the line dividing the said tract of lands forth described as above. In testimony whereof the said James Williams has hereunto set his hand and seal this twenty sixth day of December in the year of our Lord Eighteen hundred and Seventeen Signed Sealed & delivered James Williams seal In the presence of Missouri Territory St. Charles County February the sixth Eighteen hundred and Eighteen.
