Hamlin et als to Henry Ruffin Deed Bertie County, NC Deed Book 114, Pages 489 – 490 This Indenture made & entered into this 1st day of September 1902 by & between Willie J. Hamlin & Peter Roscoe, trustee of the first part and Henry Ruffin of the second part, Witnesseth, That in consideration of fify dollars paid them by the said parties of the first part, have bargained & sold and do hereby convey unto said party of the second part his heirs & assigns a certain tract of land in Indian Woods Township, Bertie Co, N. C. & bounded as follows to wit: Commencing at a hicory on the lane, leading to the old Smallwood Mill thence S. 62 ¼ degrees W 7.50 chains to the canal thence down the canal S 35 degrees W. 13.75 chains to C. W. Spruill line, thence said Spruill line to a mapel tree, a corner, thence N 31 ½ degrees E 10 chains to an oak, thence N 29 degrees E. 8.10 chains to the beginning & containing 13 ½ acres more or less. To have and to hold the same unto him the said party of the second part & his heirs forever. And the said Willie J. of the first part covenants to & with the said party of the second part his heirs & assigns that she and her personal representatives & heirs will forever defend the title to said premises against all lawful claims whatsoever & said Roscoe hereby covenants to only warrant the title to the same so far as required by his said office & no further.
