Witnesseth that the said JAMES HOULDER for & in consideration of the sum of Thirty five pounds proclamation money to him in hand paid at the ensealing & delivering of these presents the receipt whereof is hereby acknowledged by the said JAMES HOULDER he the said THOMAS CLARK doth exonerate acquit & discharge & hath granted bargained & sold & by these presents doth full & absolutely grant bargain sell alien convey & confirm unto the said THOMAS CLARK his heirs & assigns forever a certain tract or parcell of land containing by estimation Two hundred acres more or less being part of a Patent granted to GEORGE COCKBURN dated 10th August 1725 situated lying & being on the North side of Rocquist Swamp beginning at a cypress in the said Rocqist Swamp at the mouth of a Male Branch being JOHN BELOTES corner tree then running along the said BELOTES line near about a North course to a sweet gum & maple on the edge of Roquist Pocoson then East to a gum formerly JOHN HARDY's corner tree then the courses of the above mention patent to the Great Branch then down the great branch to Rocquist Swamp then up the various courses of the said Rocquist Swamp to the first station together with all houses & buildings thereon contained To have & to hold the said land & all & singular the appurtenances profits & heriditaments with all woods & all privileges belonging unto him the said THOMAS CLARK his heirs executors administrators & assigns forever & the said JAMES HOULDER doth for him self his heirs executors & administrators covenant promise grant agree to & with the said THOMAS CLARK his heirs & assigns that he the said JAMES HOULDER at the time of enseaing & delivering hereof is the true sole & lawful owner of the said land & premises & hath in himself good right full power & authority to grant bargain & sell the same in manner aforesaid & the said THOMAS CLARK his heirs executors administrators & assigns & every of them shall & may from time to time & at all times hereafter peaceably & quietly have hold occupy possess & enjoy the said land & premises with the appurtenances without any lett suit trouble disturbance or interruption of him the said JAMES HOULDER his heirs executors administrators or any of them or any other person or persons claiming from by or under him or them or any of them & that the said tract or parcell of land at the day hereof is & so shall remain forever continue & be unto him the said THOMAS CLARK his heirs & assigns forever free & freely acquitted exonerated & discharged of & from all manner of former gifts grants bargains sales leases wills intails jointers rents and arrearages of rents widows dowers & all other incumbrances whatsoever & the said JAMES HOULDER for himself his heirs executors & administrators doth covenant promise grant agree to & with the said THOMAS CLARK in manner & form following viz: That the said JAMES HOULDER & his heirs shall & will at the request of & at the proper costs & charges of him the said THOMAS CLARK at any time or times when thereunto demanded make acknowledge perform & execute or cause or suffer to be made acknowledged performed & executed all & every such act & acts deed & deeds which the said THOMAS CLARK his heirs executores administrators or assigns or his or their counsell learned in the law shall be advised or required better & further assuring & sure making & establishing the said land unto him the said THOMAS CLARK his heirs executors administrators & assigns forever.
