Perry North Carolina ~~ To all People to whom these presents shall come, I, Edward Howcutt of Chowan Precinct send Greeting. Know ye that I, the sd Edward Howcutt, for and in consideration of the sum of fifty pounds current money to me in hand paid at & before the Ensealing and Delivery hereof by John Perry of the County of Nansemond in Virga., the receipt whereof I do hereby acknowledge, have and by these presents do fully, freely, clearly, and absolutely give, grant, bargain, sell, alien, enscosse, release, convey and confirm unto ye sd John Perry his heirs & assigns forever all that my plantation or tract of Land situate, lying, and being in Bertie Precinct aforesd., containing Six Hundred and forty acres, be the same more or less, Beginning at a pine yn So 80 Wt 320 Pole to the center of three red oaks yn No. 10 Wt 320 Pole to ye center of two white oaks and a red oak yn No. 8 Et 320 Pole to ye center of two red oaks & a hickory, then South 10 Et to the first Station. Together with all houses, out houses, Gardens, woods, orchards, underwoods, & all other the premises with the appurtenances thereunto belonging or in any wise appertaining , to have and to Hold ye sd Plantation or Tract of Land containing Six Hundred and Forty Acres, more or less, unto ye sd John Perry his heirs or assigns forever, to his and their only proper use, Benefit, and behalf forever, and I, ye sd Edward Howcott at ye time of ye Ensealing & Delivery hereof am lawfully possessed of ye sd plantation or tract of land with it's appurtenances in fee simple and have in myself good right, full Power, and lawfull authority to sell and dispose thereof in manner as aforesaid, the same being freely and clearly acquitted, exonerated and discharged of & from all & all manner of former and other gifts, grants, bargains, sales, leases, releases, Quit claims & all other manner of Incumberances whatsoever, and further, I, ye sd Edward Howcott do for myself, my heirs, Excrs & Admrs, covenant, promise, grant & agree to warrant & forever defend ye sd Plantation or Tract of Land with all & singular ye appurtenances thereunto belonging unto him, ye sd John Perry, his heirs & assigns forever against the Lawfull Claims & demands of all & every other person or persons whatsoever.
