Witnesseth that the said John Perry Junr., for and in consideration of the sum of 80 pounds proclamation money to me in hand paid before the ensealing and delivery of these presents by Richard Lakey in receipt whereof I do hereby acknowledge and myself thereof fully satisfied contented and paid have given granted bargained sold aliened conveyed, enscossed, released, confirmed, assigned, transferred, and set over and by these presents do fully freely and absolutely give, grant, bargain, sell, alien, convey, enscosse, confirm, release, assign, transfer, and sett over unto him the said Richard Lakey his heirs and assigns forever one certain messuage, tenement tract or parcel of land, scituate lying and being on the west shore of Chowan river in the county and province aforesaid containing by estimation three hundred and twenty acres be the same more or less, Butted and Bounded as follows (viz) Beginning at the mouth of a run that divides this said land from the land formerly belonging to Lawrence Macgue now belonging to Joseph Butterton, thence up the beaverdam swamp Wt. By North to the corner, thence along the head line a northly course for the breadth of three hundred and twenty acres, thence a straight course along a line of marked trees to an oak on the river bank, thence down the river to the first station, being the land that Media White sold to said Perry as appears by deed dated 13th of February 1739. To have and to hold the aforesaid messuage tenement tract or parcel of land with the improvements as houses, clear grounds, orchards, fencings, ways, wood, waters, profits, hereditaments, appurtenances, priviledges and commodities and also the reversion and reversions, remainder and remainders rents issues and profits belonging in or to the premises or any part or parcell thereof unto him the said Richard Lakey his heirs and assigns forever and to his and their only proper use benefit and behoof forever and I the said John Perry, Junr. for myself, my heirs, exors., and admors. hereby covenant, promise, and agree to and with the said Richard Lakey his heirs and assigns that before the ensealing and delivery hereof, I am the true sole and lawful owner of the above bargained premises, and have pull power to sell convey and dispose of the same as abovesaid. And further I the said John Perry do bind myself my heirs and exors and admors. That the afs’d land and premises shall and may ever remain in the quiet and peaceable possession of him the said Richard Lakey his heirs and assigns and free and clear and freely andclearly acquitted exonerated and discharged of and from all manner of former deeds, gifts, grants, bargains, sales, leases, mortgages, wills, intainls, or any incumbrance of any kind or nature soever, arising from the lawfull claims or demands of any person or persons whatsoever.
