James Rice to William Hunter

To all to whom these presents Shall come I James Rice of Bertie County
and State of North Carolina do Send greeting Know ye that I the Said
James Rice for and in Consideration of Sixty five pounds good and lawfull
money to me in hand paid before the ensealing and Delivery hereof by
William Hunter of the county and State aforesaid have given granted and
by these presents do freely fully and absolutely give grant Bargain Sell
alien convey and confirm unto him the Said William Hunter his Heirs and
assigns forever one certain Tract or Parcel of Land containing three Hundred
and forty acres more or less being part of a greater Tract of Land granted by
Pattent to Robert West bearing date 1717 lying and being in Bertie County
aforesaid on the West Side of Chowan River, Butted and Bounded as
followeth Beginning at a line Herbert Pritchards corner running thence west
along the patten line to a line a corner thence North Said patten line to a
line another corner East Sd Patten line to a line in Pritchard line and thence
by a line of marked Trees to the first Station.  To have and to hold the said
granted and Bargained premises with all appurtenances Priviledges and
commodities to the Same belonging or in any wise appurtaining to him the
Said William Hunter his Heirs and assigns forever to his and their only
proper use Benefit and Behoof forever And further I the Said James Rice
do covenant promise grant and agree to and with the Said William Hunter
his Heirs and assigns forever that before the Ensealing and delivery hereof
I am the True Sole and lawfull owner of the Said Land and have in myself
good Right full power and Lawfull Authority to Bargain and Sell the Same
in manner as abovesaid in fee simple And further I the Said Jame Rice do
bind myself my Heirs Executors Administrators and Assigns to Warrant
and forever defend the Said Bargained premises unto him the Said William
Hunter his Heirs and assigns forever against the Lawfull claims or Demands
of any person or persons whatsoever free and clear from all Incumbrances
of What kind or nature Sower Quitrents only Excepted In Witness whereof
I have hereto set my Hand and affixed by seal this 20th of September 1782

Bertie County Novr Term 1783
The within Deed of Sale of Land from James Rice to William
Hunter was proved in open court in due form of Law by the
oath of Hardy Hunter one of the Subscribing Witnesses and ordered
to be Registered.
